阿末查基获3.9亿工程

(吉隆坡17日讯)阿末查基(AZRB,7078,主板建筑股)宣布,获得公寓、商业办公楼,及地下停车场建设工程订单,总额3亿8664万令吉。

文告中提到,阿末查基获得来自UdaLegasi有限公司颁发这项合约,工程为期40个月。

该工程地点位于吉隆坡41区,阿末查基将为Uda Legasi建设47层公寓,内有639单位、29层商业办公大楼,及一层地下停车场。

该公司表示,这项目对2015年财年的净利与净有形资产有利。【南洋网财经】

Introduction
The Board of Directors of Ahmad Zaki Resources Berhad (“AZRB” or “the Company”) is pleased to announce that its wholly-owned subsidiary, Ahmad Zaki Sdn Bhd had on 15 September 2015, received a Letter of Acceptance of Tender from Uda Legasi Sdn Bhd (“the Award”) for a project known as “Proposed Mixed Development comprising the following:-
(a) 1 block of 47-storey apartment building containing 639 units of apartment; and
(b) 1 block of 29-storey commercial office building,
with 1 level of basement car park at Lot 3338, Jalan Raja Muda Musa, Kampung Bharu, Seksyen 41, Kuala Lumpur” (“the Works”).

Information on the Works
The Award for the Works amounts to a total value of RM386,647,904.85 with a contractual period of 40 months commencing from the date of site possession.

Financial effects
The Works shall not have any effect on the issued and paid-up share capital of AZRB. However, the Works is expected to contribute positively to AZRB Group’s earnings and the net tangible assets from the financial year ending 31 December 2015 onwards.

Directors’ and Substantial Shareholders’ interest
None of the Directors and Substantial Shareholders of AZRB or any persons connected with them has any interest, direct or indirect, in the aforesaid Works.

Statement by the Board of Directors
The Board of AZRB is of the opinion that the Works is in the best interest of the Company.

The Board of Directors of Ahmad Zaki Resources Berhad (“AZRB” or “the Company”) wishes to announce that the Company has on 13 October 2015 acquired 1 ordinary share of RM1/- each, representing 50% of the issued and paid-up share capital of Betanaz Mills Sdn Bhd (“Betanaz Mills”) from Dato’ Haji Roslan bin Tan Sri Jaffar for a total cash consideration of RM1/- (“the Acquisition”). The remaining balance of 1 ordinary share is held by Dato’ Wan Zakariah bin Haji Wan Muda.

Concurrently, the paid-up share capital of Betanaz Mills was increased from RM2/- to RM1,000/- divided into 1,000 ordinary shares of RM1.00 each, of which AZRB and  Dato’ Wan Zakariah bin Haji Wan Muda have subscribed for 669 and 329 new ordinary shares of RM1.00 each respectively. Following the subscription of new 669 new ordinary shares by AZRB (“Subscription”), Betanaz Mills is a 67% owned subsidiary of AZRB.

Betanaz Mills was incorporated on 21 March 2014 with an authorised share capital of RM400,000 divided into 400,000 ordinary shares of RM1 each and issued and paid-up share capital of RM1,000/- divided into 1,000 ordinary shares of RM1.00 each. The intended principal activity of Betanaz Mills is in the operation of palm oil mill. However, Betanaz Mills has not commenced operation since its incorporation.

The Acquisition and Subscription do not have any material impact on the earnings and the net assets of AZRB.

Save for Dato’ Wan Zakariah bin Haji Wan Muda. and Dato’ Haji Roslan bin Tan Sri Jaffar, who are the common directors and shareholders in AZRB and Betanaz Mills, none of the directors and/or major shareholders of AZRB and persons connected with them have any interest, direct or indirect in the Acquisition and Subscription.

The Directors of AZRB is of the opinion that the Acquisition and Subscription are in the best interests of the Company.

携手YP种植 阿末查基联营棕油厂

(吉隆坡27日讯)阿末查基(AZRB,7078,主板建筑股)和YP种植控股设立联营公司,计划在彭亨州云冰发展原棕油厂。

根据文告,阿末查基持股67%的子公司BetanazMills私人有限公司,今日和YP种植控股签署股东协议,以拟定在联营公司Peak Crops私人有限公司的股东关系。

根据协议,BetanazMills将持股60%,YP种植控股则持有其余的40%股权。【南洋网财经】

阿末查基資源 聯營2.6億發展值計劃

(吉隆坡4日訊)阿末查基資源(AZRB,7078,主要板建築)獲頒工程意向書(LOA),聯合進行發展總值(GDV)約2億5700萬令吉的發展計劃。

阿末查基資源向馬證交所報備,獨資子公司阿末查基私人有限公司,今日接獲由Kwasa置地私人有限公司頒發的工程意向書,作為發展夥伴,將參與Kwasa Damansara R3-4 城鎮的住宅發展計劃,發展總值約2億5700萬令吉。

根據報備文件,上述發展計劃涵蓋188個高檔住宅單位。

無論如何,針對這項工程意向書,雙方公司有待在發出工程意向書的60天內,執行發展權協議。

Introduction
The Board of Directors of Ahmad Zaki Resources Berhad (“AZRB” or “the Company”) is pleased to announce that its wholly-owned subsidiary, Ahmad Zaki Sdn Bhd (“AZSB”) has on 4 November 2015, received a Letter of Award (“LoA”) from Kwasa Land Sdn Bhd (“the Award”) as its development partner to develop a project known as the  “Proposed Residential Development on 3.91 acres land identified as R3-4 of Kwasa Damansara Township, District of Petaling, Selangor” (“the Development”).

The LoA shall be subject to the execution of a Development Rights Agreement with Kwasa Land Sdn Bhd within 60 days of the LoA.

Financial effects

阿末查基与Getrahome加入 桂莎白沙罗城镇发展

(吉隆坡15日讯)桂莎白沙罗(Kwasa Damansara)城镇主要发展商桂莎置地私人有限公司,已经委任阿末查基和Getrahome私人有限公司负责兴建该项目的住宅单位。

在21个通过资格预审的土著发展商中,以上2家公司脱颖而出。它们在5月14日受邀投标,而提呈竞标文件截至日期是8月6日。

雇员公积金局(EPF)独资拥有的桂莎白沙罗发布文告称,阿末查基子公司的阿末查基私人有限公司获颁R3-4项目,发展总值高达2亿5700万令吉。

桂莎白沙罗城镇占地2330英亩,而这项面积3.91英亩的项目,拥有188个单位,其中包括162个双塔公寓单位及26个花园别墅。

桂莎置地指出,阿末查基建议的土地总成本是2895万令吉,或每平方尺170令吉。此外,该公司还提供项目总销售额的10%,作为营业额共享。桂莎置地预期的总回报现值4490万令吉。

同时,Getrahome获颁R3-3项目,在面积6.52英亩、面向28英亩公园的有期土地,兴建260个住宅单位,发展总值2亿1500万令吉。

“Getrahome提出的土地总成本是4260万令吉,或每平方尺150令吉。它提供项目总销售额达7%,作为营业额共享。桂莎置地预期得到的总回报现值4350万令吉。”

根据得标书,它们必须在60天内敲定和签署发展权协议。迄今为止,桂莎置地4度征求建议书,即一级组别的主城中心发展MX-1、二级组别的首个住宅发展R2-1、首个土著发展R3-2,而最新的是住宅发展R3-3和R3-4,也是土著发展商组别。【光华日报财经财经】

阿末查基出价5500万 购Matrix Reservoir 51%

(吉隆坡28日讯)阿末查基(AZRB,7078,主板建筑股)以5500万令吉,收购Matrix Reservoir私人有限公司(MRSB)的51%股权。

该公司在文告中指出,一旦收购活动完成,MRSB将成为子公司。

MRSB持有TB供应基地私人有限公司,后者为吉兰丹Tok Bali供应基地的营运者。

Tok Bali供应基地,目前供应有加油服务、饮用水、机械搬运设施、保税仓库和办公空间等,加上也为北马盆地、马泰联合发展区(MTJDA)和大马与越南的商业安排区(CAA)营运的油气公司和产品的承包商,提供综合物流服务,因此拥有利好优势。

董事经理拿督万查卡利亚指出,通过收购MRSB,有助于该公司策略性拓展油气业务。

阿末查基第三季净利飙1.38倍

(吉隆坡30日讯)由于汇兑获利260万令吉,促使阿末查基(AZRB,7078,主板建筑股)截至9月30日第三季,净利按年激增1.38倍。

根据文告,集团净赚442万9000令吉或每股净利0.92仙,显著高于上财年同期的186万2000令吉或0.48仙。

此外,营业额则从1亿7105万令吉,按年微增3.56%,至1亿7714万令吉,主要来自建筑和油气业务的营业额增加。

至于首9个月净利,则按年增长74.73%,至1744万令吉或每股3.61仙;营业额萎缩2.1%,至4亿8576万令吉。

截至9月30日,建筑业务未完成订单合约达34亿7700万令吉。

(吉隆坡4日讯)阿末查基(AZRB,7078,主板建筑股)宣布,子公司EKVE私人有限公司已签署贷款协议,为东巴生谷大道(EKVE)工程进行融资。

根据文告,东巴生谷大道需要15.5亿令吉的建筑费用。

阿末查基表示,已与政府签署协议,借贷一笔6.35亿令吉的定期贷款。

另外,也与大马发展银行(Bank Pembangunan Malaysia)及马银行投行签署回债融资协议,发出面值最高10亿令吉的回教中期票据。

不仅如此,EKVE也针对回教金融担保融资,与大马发展银行、马银行投行、大马信托(Malaysian Trustees Bhd)和马银行回教银行签署融资协议。【南洋网财经】

Further to our announcements dated 13 February 2013 and 18 December 2013 in relation to the development of the East Klang Valley Expressway, the Board of Directors of Ahmad Zaki Resources Berhad ("AZRB” or “the Company") wishes to announce that EKVE Sdn Bhd ("EKVE"), a wholly-owned subsidiary of AZRB, has on 4 December 2015 entered into the following agreements in relation to the debt financing facilities for the East Klang Valley Expressway:-
(a)  Government Support Loan Agreement between EKVE and the Government of Malaysia for a term loan facility of up to RM635.0 million;
(b)  Guaranteed Sukuk Murabahah Facility Agreement between EKVE, Bank Pembangunan Malaysia Berhad (“BPMB”) and Maybank Investment Bank Berhad (“MIBB”) for a guaranteed Islamic medium term notes facility of up to RM1.0 billion under the Shariah principle of Murabahah via Tawarruq arrangement for the issuance of the guaranteed Islamic medium term notes of up to RM1.0 billion nominal value (“the Sukuk Murabahah”);
(c)  A BG-i/Kafalah Facility Agreement between EKVE, BPMB, MIBB, Malaysian Trustees Berhad and Maybank Islamic Berhad for an Islamic financial guarantee facility of up to RM1.0 billion based on the Shariah principle of Kafalah to guarantee the Sukuk Murabahah; and
(d)  Other related agreements.

The Facilities constitute part of the funding requirement of RM1.55 billion for the construction of the East Klang Valley Expressway under the Build-Operate-Transfer (BOT) concept that was awarded to EKVE. The remaining balance will be funded via equity financing from AZRB.

为对抗建筑业衰退 阿末查基多元化业务

(吉隆坡11日讯)鉴于建筑行业的周期性衰退,阿末查基资源有限公司(AZRB,7078,建筑组)正致力多元化其投资组合收益。

它的目标是在5年内增加40%的其他业务营收贡献,这包括特许权经营、产业发展、石油和天然气以及种植。

该建筑商执行董事拿督罗斯兰查化说,该策略是必要的,以减轻建筑业务在周期性低迷时期的影响。

他称,建筑业务的盈利是根据项目组合而定,每个项目都有不同的利润率。至于利润率的多少胥视该项目贡献有多大。”

罗斯兰指出,在截至去年9月30日止首9个月,阿末查基资源的净利润按年增长78%至1650万令吉。至于建筑业务则贡献集团整体盈利的80%至85%。

虽然该集团旨在提高其他业务贡献,不过它还希望维持每年建筑业订单介于30亿至40亿令吉。去年,阿末查基资源的订单总值已补充约7亿令吉至35亿令吉。

他表示:“目前我们的策略是推动其他业务贡献。而中期目标是在未来5年内,将建筑业务的贡献降低到60%至70%。”

该集团已采取步骤去多元化收入来源。

它首次进军巴生谷产业市场,就是与Kwasa置地私人有限公司签约,联手发展总值2亿5700万令吉位于Kwasa白沙罗城镇一幅面积达3.9英亩的土地。

罗斯兰透露:“产业是我们下一个想要进军的市场。无论房地产、油气或种植领域也在不断增长中。而且在5至6年后,一旦东巴生谷高速公路(EKVE)建成后,将会开始贡献我们的收入。”

阿末查基资源已获得融资去兴建上述大道。它的全资子公司EKVE私人有限公司已与大马发展银行和马银投资银行达成一项协议,发售总值10亿令吉的伊斯兰债券。

EKVE公司也获得联邦政府贷款6亿3500万令吉去建造该高速公路。上述大道将是吉隆坡外环公路的最后一个连接处,这将蕉赖的双溪龙镇与乌鲁巴生的Ukay Perdana连接起来。

据他说,政府提供的贷款通常占兴建公路总融资的30%。而该10亿令吉伊斯兰债券将占发展成本50%。

根据融资计划,该集团必须注入4亿令吉或占发展成本20亿令吉的20%于EKVE公司。截至去年9月30日,它拥有总值1亿2185万令吉的现金和流动资产。

阿末查基资源的长期借款达5亿8335万令吉,而短期债务仅1亿4460万令吉,这使得该集团的资本与负债比率达0.65倍,这较国内所有上市建筑公司为高。

罗斯兰称:“今次发行的10亿令吉伊斯兰债券,将会大幅提高我们的资产负债比率。不过,银行在上述项目融资中,不会考虑我们的信用状况。”

“今次的融资将由该项目本身所取得的收入来偿还。”

他指出:“当然,这无疑会增加集团的资产负债,但该债务已被我们的特别用途工具锁定了。虽然债务大幅增加,不过当银行计算我们的资产负债时,它将上述项目融资的大部分负债排除在外。”

EKVE公司获得50年的特许权,经营东巴生谷高速公路。

除了该大道,阿末查基资源也获国民投资颁发一份总值6亿2400万令吉合约,将位于吉隆坡的前马航大楼重建成为一幢50层高的酒店。【光华日报财经】

(吉隆坡22日訊)阿末查基資源(AZRB,7078,主要板建築)與Kwasa置地私人有限公司(Kwasa Land)簽訂協議,發展Kwasa白沙羅城鎮面積達3.91英畝的R3-4土地。

Kwasa置地董事經理莫哈末羅菲爾指出,上述土地發展將包括雙塔高級公寓,共162個單位,及26個花園別墅,共188個住宅單位。

阿末查基資源去年底已宣佈獲得此合約,即以每平方公尺170令吉或總值2895萬令吉投得上述土地,並將以總銷售值的10%作為收入共享。如此一來,Kwasa置地從是項發展計劃獲得的總回酬是4490萬令吉。

Kwasa置地是公積金局旗下一個單位,計劃在今年內公佈受邀參與另外三項住宅發展計劃的一級及次級房地產發展商。

We refer to our announcement made on 4 November 2015 in relation to the Letter of Award received from Kwasa Land Sdn Bhd (“KLSB”) to develop a project known as the “Proposed Residential Development on 3.91 acres land identified as R3-4 of Kwasa Damansara Township, District of Petaling, Selangor” (“the Development”).

The Board of Directors of Ahmad Zaki Resources Berhad (“AZRB” or “the Company”) is pleased to update that its wholly-owned subsidiary, AZ Land & Properties Sdn Bhd (“AZLP”) has on 22 February 2016, entered into a Development Rights Agreement (“the Agreement”) with Kwasa Development (3) Sdn Bhd (“KD3”), a wholly-owned subsidiary of KLSB, which in turn is a wholly-owned subsidiary of the Employees Provident Fund, for the Development.

The Development shall entail the development of 188 units of 162 high rise twin tower condominiums and 26 units of garden villas on 3.91 acres of land identified as R3-4 located in the new Kwasa Damansara township (“Kwasa Damansara”) and is expected to have an estimated gross development value of RM257 million.

Kwasa Damansara enjoys the benefit of 2 MRT stations, a well-connected network of 4 expressways and the close proximity to the SkyPark air terminal making Kwasa Damansara a highly desirable township for home owners, entrepreneurs and investors.

In consideration of the development rights, AZLP shall do the following, subject to the terms and conditions as stipulated in the Agreement:-
(a)  Pay to KD3 the Development Rights Value I for the development rights over the Development totalling RM28,954,332; and
(b)  Pay to KD3 the Development Rights Value II for the development rights over the Development at a sum which is equivalent to 10% of the gross sales value.

阿末查基获1.3亿合约

(吉隆坡17日讯)阿末查基(AZRB,7078,主板建筑股)子公司Peninsular Medical,获大马国际回教大学颁发合约,总值1亿2900万5659令吉。

根据文告,合约内容是供应额外的设备,给大马国际回教大学在关丹的教学医院。

该公司是在2011年9月,获大马政府颁发25年的大马国际回教大学教学医院特许管理权,通过私人融资方式,进行建筑和管理这所教学医院。

这25年的管理权可分为两部分,分别为3年半年的建筑期,及21年半的资产管理期。【南洋网财经】

阿末查基資源 獲捷運公司14.4億工程

2016年3月25日
(吉隆坡25日訊)捷運公司(MRT Corp)將雙溪毛糯─沙登─布城路線(Sungai Buloh- Serdang-Putrajaya,簡稱SSP)的第一高架橋工作配套V202,頒發給阿末查基資源(AZRB,7078,主要板建築),總值14.4億令吉。

該公司指出,這項V202工程配套,涵蓋高架橋導軌以及長達4.5公里的SSP線高架導軌其他工程。

目前,阿末查基資源是捷運雙溪毛糯通往加影(SBK)線V6工程的承包商。

“該公司符合SSP線高架橋工作配套的預審競標程序。V202工程配套是保留給土著承包商。”

捷運公司總執行長拿督沙里爾莫達指出,SSP線頒發首個主要工程配套,寫下歷史性時刻,顯示SSP線工程在執行中。

“政府設定將SSP線土著參與率目標,增至工程配套總值的45%,對比SBK線為43%。”

不過,目前SBK線頒發給土著承包商的合約占50%,超過政府定下的43%目標。

沙里爾莫達指出,成功得標者是根據最佳平估基礎衡量,包括技術和商業考量,因此得標者不一定是出價最低的競標商。

“在這種情況下,得標者在各方面都有很好表現,包括最佳技術平估且有最低價格。”

該公司將在近期內,向競標承包商發出意向書。【中国报财经】

We refer to the media statement made by Mass Rapid Transit Corporation Sdn Bhd (“MRT Corp”) as reported in the various newspapers and online news portals on the award of a RM1.44 billion viaduct work package for the Sungai Buloh-Serdang-Putrajaya (SSP) Line of Mass Rapid Transit (MRT) (“the Project”) to Ahmad Zaki Sdn Bhd (“AZSB”), a wholly-owned subsidiary of AZRB.

The Board of Directors of AZRB takes note of the media statement by MRT Corp and can confirm that its unit, AZSB had submitted a tender for the Project. However, as explained in the media statement by MRT Corp, the Letter of Award (“LoA”) for the Project will be issued in due course.

AZRB will make the necessary announcement to Bursa Malaysia when the LoA is formally secured and accepted.

(吉隆坡4日訊)阿末查基資源(AZRB,7078,主要板建築)獲捷運公司(MRT Corp)頒發14億3953萬令吉高架橋配套V202工程合約。

阿末查基擁43億訂單‧積極競標新工程

(吉隆坡1日訊)阿末查基資源(AZRB,7078,主板建筑組)手握43億令吉強勁訂單,可供忙碌4年,並將積極競標各項發展工程。

阿末查基資源董事經理拿督旺查卡利亞在股東大會後表示,公司目前在競標25億至30億令吉的項目,包括白沙羅—沙亞南大道(DASH)及新街場-淡江高架大道(SUKE)等。

旺查卡利亞說,該公司已在今年5月9日完成關丹國際伊斯蘭大學(UIA)醫院項目,並獲得由當日算起,共21年半的特許經營權。

此外,他透露該公司將進行首期巴生河流域東部大道(EKVE)工程。

“另外在進行的則是MRT V6工程,預計將於年杪完成,公司也獲得捷運二線(MRT2)的工程。”

旺查卡利亞說,Kwasa白沙羅住宅發展項目暫定將於年杪推介,首階段發展總值逾1億8千萬令吉。

他說,另外一些位於登嘉樓的產業項目,發展總值為2億令吉。

他認為,目前可負擔房屋依然擁有市場。

阿末查基資源執行董事拿督慕斯達法說,儘管油氣領域疲弱,惟督巴里的營運由去年12月開始卻有所增加。

“相信是因為位於良好位置。”

他說,該基地目前還在進行設施建設工程,預計盈利貢獻將於明年顯現。

民調:86%受訪者同意建EKVE

針對EKVE將橫跨安邦森林保留地,旺查卡利亞說,根據民意調查,86%受訪者同意建設EKVE。

“當然有部份人士因為某些原因而反對。”

該公司在去年杪獲得當局有條件批准建設EKVE。

他補充,其中一項條件則是該公司使用了多少面積的森林保留地,則必須以相同面積的地段“取代”。

他說,該公司將嚴格遵守地方政府及環境局所列出的條件。(星洲日報/財經)

阿末查基获1.52亿合约

2016年6月28日
(吉隆坡27日讯)阿末查基(AZRB,7078,主板建筑股)宣布,接获陆路交通局颁发的1亿5230万合约,建造一座横跨关丹河衔接彭亨州丹绒隆坡布特拉城镇和关丹的新桥。

竞标30亿工程

董事部指出,这项合约预计会为阿末查基未来的业绩带来正面贡献。

早前,董事经理拿督万查卡利亚披露,该公司正参与竞标25至30亿令吉的工程合约,包括两项大道基建工程,白沙罗莎阿南疏散大道(DASH)和白沙罗淡江高速大道(SUKE)。

万查卡利亚当时说,集团截至3月杪持有的订单价值为43亿令吉,可让公司忙碌至少4年。【e南洋】
