(吉隆坡11日讯)杨忠礼产托(YTLREIT,5109,主板产业投资信托组)旗下资产租金收入稳定,加上有望收购可增强回酬的资产及澳洲酒店盈利复苏,分析员看好该公司盈利有增长空间。

马银行研究出席杨忠礼产托的汇报会后表示,该公司盈利展望保持正面,因管理层仍致力于通过可增强回酬的收购酒店资产,来推动其投资组合成长。

同时,其收入也获得旗下出租资产具韧性的租金收入支持。

澳洲酒店复苏

该行也预计其澳洲酒店复苏,令盈利具上升潜能。

管理层预计,布里斯班万豪酒店的客房价格增长将保持停滞不前,因面对竞争,但该行预计在4月完成大规模整修后,入住率会逐渐回升。

同时,管理层谨慎乐观预期悉尼港万豪酒店和墨尔本万豪酒店在2020年可保持成长,尽管这些酒店继续面对新的和现有竞争者的价格战。

该行预期澳洲资产将在2020至2022年贡献44至45%的净收入,相比2019年为42%。

虽然目前杨忠礼产托并没有确实的资产收购行动,但管理层保持承诺,将向大股东杨忠礼机构(YTL,4677,主板公用事业组)收购更多的酒店资产。

“我们注意到杨忠礼产托正考虑其大股东的数项酒店,作为其下一轮的收购目标,例如吉隆坡Stripes酒店,还可能包括珀斯的Wes t in酒店(收购于2019年初)和日本北海道的新雪谷度假村(Hinode Hills Niseko Village),该豪华度假村预计在2019年杪开幕。”

杨忠礼产托截至2019年杪(6月结账)的净负债比为0.4倍,将可至多举债8亿4600万令吉进行收购以达负债顶限。

该行对杨忠礼产托良好均衡的业务前景深感正面,盈利获主租赁资产支撑(占2020-22年净产业收入的55-56%),加上收购可增强回酬的资产及澳洲酒店盈利复苏,将令盈利有增长空间。

该行保持财测不变,维持买进评级和目标价为1令吉50仙,比目前价位有约16%回酬(包括5.7%周息率)。

The Board of Directors of Pintar Projek Sdn Bhd, as the Manager for YTL REIT, wishes to announce that Maybank Trustees Berhad, as the Trustee for YTL REIT ("Trustee"), has today entered into a conditional sale and purchase agreement with Hotel 25 Sdn Bhd (“Vendor”), an indirect wholly-owned subsidiary of YTL Corporation Berhad, for the acquisition of the Property for a total cash consideration of RM138,000,000 (“Proposed Acquisition”).

The Trustee, upon completion of the Proposed Acquisition, will lease the Property to the Vendor under a lease agreement for a lease period of fifteen (15) years with an option granted to the Vendor to renew for a further term of fifteen (15) years (“Proposed Lease”).
