（吉隆坡11日讯）杨忠礼产托（YTLREIT,5109,主板产业投资信托组）旗下资产租金收入稳定，加上有望收购可增强回酬的资产及澳洲酒店盈利复苏，分析员看好该公司盈利有增长空间。
马银行研究出席杨忠礼产托的汇报会后表示，该公司盈利展望保持正面，因管理层仍致力于通过可增强回酬的收购酒店资产，来推动其投资组合成长。
同时，其收入也获得旗下出租资产具韧性的租金收入支持。
澳洲酒店复苏
该行也预计其澳洲酒店复苏，令盈利具上升潜能。
管理层预计，布里斯班万豪酒店的客房价格增长将保持停滞不前，因面对竞争，但该行预计在4月完成大规模整修后，入住率会逐渐回升。
同时，管理层谨慎乐观预期悉尼港万豪酒店和墨尔本万豪酒店在2020年可保持成长，尽管这些酒店继续面对新的和现有竞争者的价格战。
该行预期澳洲资产将在2020至2022年贡献44至45%的净收入，相比2019年为42%。
虽然目前杨忠礼产托并没有确实的资产收购行动，但管理层保持承诺，将向大股东杨忠礼机构（YTL,4677,主板公用事业组）收购更多的酒店资产。
“我们注意到杨忠礼产托正考虑其大股东的数项酒店，作为其下一轮的收购目标，例如吉隆坡Stripes酒店，还可能包括珀斯的Wes t in酒店（收购于2019年初）和日本北海道的新雪谷度假村（Hinode Hills Niseko Village），该豪华度假村预计在2019年杪开幕。”
杨忠礼产托截至2019年杪（6月结账）的净负债比为0.4倍，将可至多举债8亿4600万令吉进行收购以达负债顶限。
该行对杨忠礼产托良好均衡的业务前景深感正面，盈利获主租赁资产支撑（占2020-22年净产业收入的55-56%），加上收购可增强回酬的资产及澳洲酒店盈利复苏，将令盈利有增长空间。
该行保持财测不变，维持买进评级和目标价为1令吉50仙，比目前价位有约16%回酬（包括5.7%周息率）。
