未入账销售42亿 马星短期盈利支撑强稳

(吉隆坡18日讯)受到预算案的打房措施影响,产业市场预计将更具挑战且需求转弱,但分析员相信马星集团(MAHSING,8583,主板产业股)强劲的42亿令吉未入账销售,足以支撑短期盈利展望。

马星集团2013年第三季业绩符合市场预期,首9个月产业销售录得23亿令吉,有望达到管理层30亿令吉目标。

然而,分析员认为,明年落实的调升产业盈利税(RPGT)、调高外国人置产价格限制,以及废除“发展商承担利息计划”(DIBS),将给产业市场增加挑战。

兴业研究分析员龙国雯在报告中点出,产业领域将需要3至6个月适应政策变动,但相信现有产业股估值,以充分反映新政策的影响。

她维持马星集团财测,认为强稳的42亿令吉未入账销售,将支撑集团的短期盈利。集团上半年未入账销售为39亿令吉。

肯纳格投行分析员亦看好马星集团的高未入账销售,预估可支撑2年盈利表现。同时,他也放眼集团推介更多新计划。



外资持股26%

另外,丰隆投行研究分析员认为,外国人置产价格限制调升的政策,对马星集团影响不大,因为海外买家只占销售约7%。

此外,集团旗下的Meridin@Medini价格从30万令吉起跳,且坐落在特别经济特区,海外买家不受价格限制。

他相信,马星集团发展总值16亿令吉的万挠M Residence计划,以及50亿令吉的BandarMeridin East计划,将带动未来盈利,低于50万令吉的售价可推高销售。

不过,马银行投行分析员预期,政府打房措施将导致产业需求转弱,特别是高层或豪华型产业发展计划。

马星集团目前的高楼建筑或混合发展计划,占现有计划总发展值的43%。无论如何,他维持马星集团财测和评级。

集团现有外资持股率高达26.2%。基于外围市场波动,他担心这因素可能影响马星集团股价表现。

4259万槟城购地 马星发展4亿新城镇

(吉隆坡10日讯)马星集团(MAHSING,8583,主板产业股)宣布以4258万9001令吉,相等于每平方尺12.80令吉的代价,买入槟城Jawi的20块地皮,发展总值约4亿令吉的新城镇计划。

该公司是通过子公司———Nature Legend发展私人有限公司于周二与不同的卖家签署4项买卖协议,以买下在槟城Jawi的20块地皮,面积达76.38英亩。

马星集团通过文告表示,该发展计划名为Southbay East,是拥有俱乐部设施的保安围篱城镇,料耗3至4年完成,发展总值约4亿令吉,包括排屋、半独立式房屋、複式房屋(Townhouse)及商店等。

北海首个计划

该收购活动的金额将通过18个月分期支付。一旦获批,此项目预计可在2015年上半年动工。

马星集团董事经理兼总执行长丹斯里梁海金称:“这是我们在槟城的第六个项目,但却是在北海的首个计划。”

他续称,该公司从2007年开始在槟城建立品牌,并配合政府的号召,为中收入阶级兴建房屋,因该类型的房产在槟城供不应求。

“我们找到价格适中的地皮,付款条款也合理,因此我们也放眼兴建价格适中的房屋。”

梁海金表示,该公司不仅希望买家可在安全及有围篱的社区下生活,也想改善买家的生活方式。

因此,便利及健康的生活,一直都是马星集团的优先关注。

槟城未入账销售38亿

将Southbay East概括在内,该公司在槟城剩余的发展总值及未入账销售已达38亿令吉,占马星集团287亿8000万令吉发展总值及未入账销售的13%。

槟城乃是我国第三大的房产市场,有鉴于土地匮乏,市场对于可负担房屋的需求已延展至北海。

该公司披露,槟城的房产市场相对地强稳,因该地拥有健康的基本面,如年轻的人口、平均家庭规模萎缩、低失业率、国内外投资活跃及明朗的就业机会等。[南洋网财经]

馬星產業計劃正面

(吉隆坡11日訊)馬星集團(MAHSING,8583,主板產業組)在檳城購地以進行總值4億令吉的新鎮計劃,分析員認為購地價格合理及時機恰當,預料此產業將可獲得市場良好反應。

料獲市場良好反應

馬星集團宣佈以4千259萬令吉收購檳城爪夷佔地76.38英畝的土地,以發展東南灣新鎮計劃,其中包括排屋、半獨立式排屋、店屋和商店,發展時間估計3至4年。

大馬研究表示,購地價格相等於每平方尺12令吉80仙,此進場成本極具吸引力,另一家發展商在7月份以每平方尺18令吉50仙收購鄰近地段。

該行預期此計劃將深受歡迎(估計賺幅約20%),其排屋售價略低於50萬令吉,將可吸引有意將產業升級的買家。估計此計劃將令該集團新地庫發展價值增加至約90億令吉,總發展值則達290億令吉(2千755英畝)。至於未入賬銷售則處於42億令吉健康水平。

“更重要的是,此東南灣計劃突顯了馬星集團的策略性行動,在地價升高和政府將產業市場降溫之際,買進地庫和以可負擔的屋價發展城鎮計劃。”

興業研究指出,有關地段距離檳城第二大橋約30分鐘車程(15.6公里),此收購時機恰當,因檳城第二大橋將於2014年首季啟用。

不過,該行擔心,檳城州政府剛宣佈更多房屋政策,包括3年內售屋須征稅2%、限制價格可負擔的房屋在5年內只可售給首次購屋者,雖然衝擊不顯著,但當局實施更多降溫政策,將令產業買家購興延後復甦。

肯納格研究表示,土地成本為每方尺12令吉80仙,低於該區目前每尺18至25令吉的叫價。同時,購地成本只佔發展總值的11%,低於行業平均的15至20%。由於該集團是以18個月份期支付,因此相信將透過內部資金融資,不會對負債率帶來太大衝擊。

MIDF研究對此收購持正面看法,此收購將可攫取該發展成熟地區較高檔圍籬和有保安的產業需求,同時峇都交灣和鄰近工業區的工商業地段正蓬勃發展,將帶來大量工作機會,令房屋需求大增。(星洲日報/財經‧報道:李勇堅)

5000万行使凭单 梁海金增持马星至35.5%

(吉隆坡4日讯)马星集团(MAHSING,8583,主板产业股)董事经理兼总执行长丹斯里梁海金,行使凭单,加码2525万股或1.786%,反映出他对集团前景有信心。

行使总额约5000万令吉,这使他在马星集团股权增至35.514%,。

马星集团向马交所报备,梁海金于12月30日通过Mayang Teratai私人有限公司行使了所持有的马星集团凭单,行使价为每股1.98令吉。

这批凭单转换成母股,并于1月2日上市后,马星集团的股本增至14亿1361万3253股。

根据文告,截至目前,梁海金通过Mayang Teratai和家族,共持有马星集团的35.514%或5亿203万171股。

附加股超购18.55%

今年3月,马星集团完成了附加股计划,筹得约3亿9800万令吉资金。

股东每认购5股付加股,就获得1股红股和1单位免费凭单,附加股订价为每股1.42令吉。

梁海金增持至35.5% 券商唱好馬星集團

(吉隆坡7日訊)馬星集團(MAHSING,8583,主要板房產)掌舵人丹斯里梁海金增持股權,突顯對公司前景信心,該公司亦放眼今年銷售額能增長20%至36億令吉,獲聯昌證券研究評為首選房地產股。

聯昌證券研究在分析報告指出,近期房產股項陷跌,是投資者進場好時機。

該行指出,購屋者因要避免政府在2015年4月起落實消費稅策略,對房屋需求或激增;馬星集團為確保能滿足該需求,正繼續尋找新土地儲備。

該行認為,包括馬星集團在內的多家房產公司,雖在去年面臨各種挑戰,但依然能成功達到或超越銷售目標,同時設定要在今年改善該目標。

“我們看好覆蓋範圍內的大型發展商具有強大營銷能力,可應付不斷改變的房產策略;建議擁有城鎮房產項目的馬星集團也可考慮重組旗下產品組合,以出售更多的有地房產,因需求較有彈性。”

馬星集團總執行長兼董事經理丹斯里梁海金于上週五(3日)注資約5000萬令吉,行使約2500萬股認股權證;截至目前,梁海金持有35.51%馬星集團股權。

聯昌證券研究指出,上述舉動顯示梁海金對公司的信心。馬星集團仍是該行首選房產股,目標價為3.03令吉。

此外,馬星集團相信購房需求將在今年下半年強烈回升,瞄準今年銷售額能增長20%,達36億令吉目標。

馬星集團全日遊走在2.26至2.29令吉水平內,閉市報2.27令吉,跌1仙,成交為90萬4100股。

Meridin East城鎮計劃合法 發展障礙掃除

柔佛州高等法院于週二(7日)發出庭令,確認馬星集團(MAHSING,8583,主要板房產)旗下Meridin East城鎮計劃的買賣及補充協議,一掃發展障礙。

馬星集團向馬證交所報備,柔佛州高等法院已確證誌期2013年10月1日的買賣協議,以及2013年10月18日的補充協議;這可讓馬星集團繼續為該房產項目進行權益註冊。

去年11月11日,上述城鎮計劃所在地的土地賣家Bistari Land有限公司稱,接獲大馬大道局發出的清盤令,但Bistari Land確認,將即時還清總值達1160萬令吉未償還金額給大道局,以及要求收回清盤令。

馬星集團發布文告指出,面積達1352英畝,坐落在柔佛巴西古當的Meridin East城鎮發展總值達約50億令吉;公司計劃在該地區建設住宅及商業房產外,也打算在該城鎮發展零售、娛樂和工業建築。

On behalf of the Board, Hong Leong Investment Bank Berhad wishes to announce that pursuant to the validation order granted by the Johor Bahru High Court which was announced on 7 January 2014, the Vendor and the Purchaser had, via the exchange of letters between the respective solicitors both dated 10 January 2014 (“Letters”), agreed to vary, amend, alter and modify certain terms and conditions of the SPA as follows:

(i) The Vendor shall authorise the Purchaser to pay a sum of RM11,602,450, being the debt owed by the Vendor to the petitioner, Lembaga Lebuhraya Malaysia (“LLM”), or such other sum agreed between the Vendor and LLM in writing (“Debt to LLM”), directly to LLM or its solicitors, by deducting the BPP 2, as and when the BPP 2 is due for payment to the Vendor in accordance with the SPA. The payment of the Debt to LLM by the Purchaser to LLM shall be deemed as payment made by the Purchaser towards the account of the Purchaser Price. Thereafter, the Purchaser shall pay the balance of the BPP 2, if any, to the Vendor’s solicitors in accordance with the SPA.


(ii) In the event that the Redemption Sum shall for any reason whatsoever exceed RM298,163,937.85:

(a) the Vendor shall bear such excess of the Redemption Sum payable to the Existing Chargee for the period from 18 February 2014 up to 14 April 2014 wherein the Vendor irrevocably and unconditionally agrees that the Purchaser may at its sole discretion, deduct such relevant Redemption Sum from the BPP 2, the BPP 3 and the BPP 4 for onwards transmission to the Existing Chargee such additional amount as may be necessary to redeem the Charged Lands from the Existing Chargee;

(b) the Purchaser shall bear such excess of the Redemption Sum payable to the Existing Chargee for the period from 15 April 2014 to 17 April 2014;

(c) the Vendor shall bear any additional Redemption Sum payable to the Existing Chargee from 18 April 2014 onwards wherein the Vendor irrevocably and unconditionally agrees that the Purchaser may at its sole discretion, deduct such relevant Redemption Sum from the BPP 2, the BPP 3 and the BPP 4 for onwards transmission to the Existing Chargee such additional amount as may be necessary to redeem the Charged Lands from the Existing Chargee in the event such additional Redemption Sum is incurred due to non-fulfilment of the relevant conditions precedent and/or due to non-performance of all obligations (as set out in Section 2.3 of the announcement dated 18 October 2013) by the Vendor on or before 1 April 2014; or

(d) the Purchaser shall bear any of such additional Redemption Sum payable to the Existing Chargee from 18 April 2014 onwards in the event such additional Redemption Sum is incurred due to non-fulfilment of the relevant condition precedent by the Purchaser on or before 1 April 2014.

(iii) In the event there is any gain to the Purchaser due to early settlement of the Redemption Sum or crystallization of the estimated Redemption Sum, the Purchaser shall pay the said gain to the Vendor’s solicitors together with the remaining balance of the BPP 2 in accordance with the SPA, the receipt of which by the Vendor’s solicitors shall be deemed by the Vendor as part payment towards the account of the Purchase Price whereupon the Vendor’s solicitors shall be authorized to deal with the same in accordance with the validation order granted by the High Court of Malaya at Johor Bahru on 6 January 2014 in respect of the SPA. In the event the title for Land 3 is not issued on Completion Date, the Vendor and the Purchaser shall enter into a new sale and purchase agreement to the sale and purchase of Land 3 at RM7.14 per square foot when the title is issued for Land 3.
The Letters are available for inspection at the registered office of the Company at Penthouse Suite 1, Wisma Mah Sing, No. 163 Jalan Sungai Besi, 57100 Kuala Lumpur, during normal business hours from Mondays to Fridays (except for public holidays) for a period of 3 months from the date of this announcement.

外资进入退场阶段。
也可能是制照假象,马星是很多基金经理喜欢的股票。
一旦出现太高现象,他们的利润就会降低。

不必看股价走势,只要三月后,保证一飞冲天。
但是起到那里,就不敢说了。
加上马来西亚政府打房地产政策,一般都是谨慎对待。

先不必看股价,看看未来发展吧!

看过去的记录和另外几则消息。

40亿的账面还没有进账,老板梁XX加码了。
公司过去十多年几乎找不到亏损,SP SeTia人士大变动。

我估计以往吃过甜头的股民,又会回来支持。

尽管普遍看淡产业市场 马星仍推逾百亿项目

(八打灵再也20日讯)尽管普遍认为2014年与2015年的产业市场会更受到压力,但是马星集团有限公司(MAHSING,8583,产业组)却持异议,现正推行5项总值103亿5000万令吉的项目。

有关项目将在首季推行,主要包括在全国各地兴建可负担房屋。

该公司董事经理兼首席执行员丹斯里梁海金表示,这是公司其中一项策略,以使2014年的销售目标达至36亿令吉,相比去年记录,预料会成长20%。

他指出,新项目大部分会在可负担范围内,以符合目前市场环境的需求。

他补充:“建筑面积1000平方尺的房屋在目前的市场是很吃香,因为符合年轻家庭的需要。”

纵观即将推行或预览的项目,槟城南海湾(Southbay Loft)将在第1座大楼兴建78间低密度服务住宅单位。至于,吉隆坡Southville City@KL South的特点是兴建197间附设花园的住宅单位,以及在吉隆坡D'Sara Sentral第1座大楼内将兴建322间D'SoVo套房、103间D'Style店铺及247间D'Residenz套房。

此外,该集团也会在亚庇推出首个项目,取名为Sutera Avenue,在第1座大楼兴建120间服务式公寓。

梁海金强调,过去2年,马星集团的收购地库策略专注于锁定在大城市土地,用作发展可负担的中价产业。

该集团地库包括在万绕的480英亩土地,当地所推出的屋价大部分是由40万令吉起,在万宜的428英亩土地与吉隆坡南部Southville首个阶段,主要提供价格由31万8000令吉起的可负担公寓单位;以及近期在东美利丁城收购的1352英亩土地,大部分用作兴建房屋。

尽管市场情况走软,不过梁海金相信,由于综合性质的发展,良好规划城镇的住宅发展会有较佳的认购情况。该集团将会继续采购土地,以扩充其市场份额。

该集团似乎能够抵御市场放缓,因为净资本负债比率仅是0.21倍,较内部目标0.5倍为低。自从集团拥有现金储备7亿8810万令吉以来,这促使增加土地收购所需的贷款。

梁海金仍然设定自住业主,或者用作长期出租的投资者为目标对象,因为这批人士的需求还是很强。

他指出:“自从2003年产业供应成长下滑后,这依然是一个庞大的供需缺口。2013年次季的大马产业供应成长仅得0.8%。这导致房价和认购率上升。”

截至2013年9月30日止,该集团的未开票销售达41亿8500万令吉,提供未来可预见的强劲收入。此外,该集团拥有287亿8000万令吉的剩余总发展价值及未开票销售。

而庞大的剩余总发展价值将专注于中马地区,其中55%在巴生谷及大吉隆坡市,接着是25%在依斯干达,13%在槟岛以及7%在沙巴。[光华日报财经]

马星柔地段冻结令撤销

(吉隆坡22日讯)马星集团(MAHSING,8583,主板产业股)指出,去年向Bistari Land私人有限公司购买的地段,原本遭到由洪瑞康(译音)提出的私人冻结令,已被柔佛高庭撤销。

该公司今日发出文告,上述地段的潜在买家洪瑞康,早前曾向高庭申请土地冻结令。

高庭指示,土地局在接获庭令2天内必须将该土地解冻,而且洪瑞康必须支付BistariLand私人有限公司1万令吉的开销。

去年,马星集团与Bistari Land签署协议,向后者购买坐落于柔佛巴西古当,面积达1352英亩的土地。[南洋网财经]

The Board of Directors of Mah Sing Group Berhad (“Mah Sing”) wishes to announce that Mah Sing has acquired the following companies on 23 January 2014 for a cash consideration of RM2.00 each respectively:

1.         Enchanting View Development Sdn Bhd (“Enchanting View”), a private limited company incorporated in Malaysia under the Companies Act, 1965 (“Act”) on 5 December 2013, with an authorised share capital of RM400,000.00 comprising 400,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.

2.         Garden Vista Development Sdn Bhd (“Garden Vista”), a private limited company incorporated in Malaysia under the Act on 6 December 2013, with an authorised share capital of RM400,000.00 comprising 400,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up.

Pursuant to the Acquisitions, Enchanting View and Garden Vista will become wholly-owned subsidiaries of Mah Sing. The said companies are presently dormant. The intended respective principal activity of Enchanting View and Garden Vista is property development.

None of the Directors and/or substantial shareholders of Mah Sing and persons connected to them have any interests, direct or indirect, in the Acquisitions.

要等待。

估计,2月份入场还来得及。
一方面抄底,一方面还要看外国经理及时进场投资。
