PROPOSED ACQUISITION OF A NEW SUBSIDIARY AS PART OF MAH SING GROUP BERHAD'S CORPORATE SOCIAL RESPONSIBILITY DRIVE
We refer to the announcement dated 18 December 2015 in relation to the proposed acquisition by Mont Meridian Development Sdn Bhd (“Mont Meridian”), a wholly-owned subsidiary of Mah Sing Group Berhad (“Company” or “Mah Sing”), of the entire equity interest in VIP Sanctuary Sdn Bhd for cash consideration of RM60,000 (“Proposed Acquisition”).

The Board of Directors of Mah Sing wishes to announce that Mont Meridian will not proceed with the Proposed Acquisition due to unsatisfactory result of the due diligence exercise.

The termination of the Proposed Acquisition will not have any effect on the net assets per share and earnings per share of Mah Sing group of companies.

(吉隆坡6日讯)马星集团(Mah Sing Group Bhd)以6197万令吉收购位于Jalan Wangsa Melawati 1一幅约1.81公顷(4.52英亩)的地皮,将建设两栋公寓,预计发展总值为3亿7800万令吉。

马星向大马交易所报备,独资子公司Maxim Heights私人有限公司今日与JL99 Property私人有限公司的独资子公司KLFA Properties私人有限公司,签署了有条件买卖协议。

该集团指出,该地是有期地契,将于2117年1月21日届满。

“该地获住宅项目发展令,能够快速投放市场,满足该成熟地段当前的市场需求。”

“根据初步计划,这个名为M Adora的新项目,将打造为一个拥有令人惊叹的城市和高地景观的全住宅公寓项目。”

马星创办人兼集团董事经理丹斯里梁海金在文告中指出,拟议的购地计划证明,公司致力于扩大巴生谷策略地点的地库供发展。

“加上我们独特的快速周转模式,我们相信M Adora将能够满足目前市场对可负担房屋的需求。这就是我们所说的‘你可负担的奢华’。”

他表示,这个位于文良港区的项目,拟打造为一个拥有令人惊叹的城市和高地景观的可负担全住宅公寓,850平方尺起的单位,价格从46万8000令吉起。

马星指出,计划通过内部资金和银行贷款,来为购地和发展计划提供资金。

该集团说,将在考虑集团负债水平、利息成本和业务营运的内部现金需求后,决定融资组合。

“这项购地计划预计不会对集团截至今年12月杪财政年的盈利有实质影响,因为拟议的发展项目预计将于第四季才开放登记。不过,料为集团未来盈利带来进账。”

“如无意外,购地计划预计在末季完成。”

(吉隆坡15日讯)大马投资银行维持给予马星集团(Mah Sing Group Bhd)的“买入”评级及1.13令吉目标价。

大马投行分析员Thong Pak Leng维持马星集团的2019至2021财年净利预测,分别为2亿2960万令吉、2亿5890万令吉及2亿7950万令吉。

他表示,马星集团在2019财年首9个月获得11亿3600万令吉新销售额,正朝其15亿令吉全年目标迈进。同时,未来3年将逐步实现17亿令吉未入账销售。

他指出,马星集团的长期前景乐观,因2020财年新销售目标至少15亿令吉。今年将推出的几个项目发展总值共18亿令吉,比2019财年的10亿令吉高出80%。

该集团的总地库超过2000英亩,发展总值为240亿令吉,这将提供盈利可见度并推动发展。

Thong说:“截至2019财年首9个月,马星集团的资产负债表仍然强劲,每股净现金为21仙。我们相信该集团有能力扩大地库,因为其现金储备超过10亿令吉。”

该集团也打算在2020财年向银行贷款,赎回价值5亿4000万令吉(每年利息为6.8%)的永久回教债券。Thong认为,该集团通过赎回永久回债及转为传统贷款的举措,将可每年节省大约1000万令吉。

他补充说:“我们预计即将推出的项目将获得好评,因为这些项目位于策略地点且价格诱人。”

截至中午12点24分,马星集团报70.5仙,起0.5仙或0.71%,市值达17亿令吉。
