Axis产托探讨东马收购机会

(吉隆坡29日讯)为了实现将资产规模增至30亿令吉的目标,Axis产托(Axis Real Estate Investment Trust)可能首次涉足东马,因当地的经济改善,以及努力提升基础建设。

在去年10月取代 Datuk Stewart LaBrooy,出任Axis产托总执行长的梁洁美也承认,随着大马Lazada在砂拉越开设仓库,可攫取东马电子商务工业产业的机会。

她此前曾表示,该产托今年的重点是收购工业资产和电子商务行业。

她今日出席股东常年大会后说:“有了泛婆罗洲大道及东马基建完善,当地的工业产业似乎更具吸引力。”

“我们一直在监督全马的潜在收购。我们有60%的资产在雪兰莪,而30%在柔佛。扩大地理分布将是不错,只要这些资产可提供很好的收益。”

截至3月31日,Axis产托拥有38个产业,总资产为21亿6000万令吉。该产托计划提高资产规模至30亿令吉,尽管梁洁美表示不希望设下期限。

该产托刚刚完成了大马伊斯干达区的4项产业收购,即Beyonics Technology Ltd位于iPark工业城的厂房。

梁洁美说,Axis产托将在今年第三季敲定收购另两个工业产业,其中一个也是在柔佛,另一个则在雪州。之后,还可能增添一或两个产业。

Axis产托将筹资收购产业,因7亿4478万令吉的总借贷已占资产规模的34.5%。她表示,股东通过了配售高达19.9%股本的议案,而该产托将于第二季开始分阶段进行。

“我们的目标是在开始收购前,降低负债率至28%(占资产总值),让我们有再度举债的更大空间。”

Axis产托目前在巴生,距离莎阿南大道很短车程的地区有一座50英亩的工业产业空置,该产托计划翻新成一个大型电子商务配送中心,名为Axis Pre-Delivery & Inspection Centre。

梁洁美表示,目前正与当局就此事进行讨论。

大马的产托不允许发展自己的产业。去年,新加坡金管局将产托的项目发展顶限从存托产业的10%,提高至25%。

AXIS产托 出租柔仓库回酬7.5%

最新进展:
AXIS产托(AXREIT,5106,主板产业信托股)宣布以3300万令吉,在柔佛巴西古当购买一间单层仓库。

该仓库的净出租面积(NLA)达16万3000平方尺,目前出租给Kerry Ingredients(大马)私人有限公司,出租率高达100%,租约到2019年1月,并可延长两年。

行家建议
这间仓库可带来7.5%的净回酬率,属于合理,符合该产托放眼收购可带来7至8%净回酬率资产的目标。

仓库的位置也相当不错,位于依斯干达D区的策略地点,与新山城市中心的距离只有23公里。

这项收购预计在第三季完成,公司将通过贷款来完成收购。因此,这预计不会对本财年的营业额带来显著贡献。

假设租金在末季开始作出贡献,预计对2017财年的净利贡献只会增加1.6%,至1.07亿令吉;本财年净利预测则维持在1.02亿令吉。

现阶段,我们维持“跟随大市”的投资评级不变,目标价则从原本的1.60令吉,调高至1.67令吉。

4200万售地AXIS产托
史格米工程再回租15年


2016年8月2日
(吉隆坡1日讯)AXIS产托(AXREIT,5106,主板产业信托股)斥资4200万令吉,向史格米工程(SCOMIEN,7366,主板工业产品股)收购土地连同工业建筑物,再回租予后者。

根据文告,AXIS产托和史格米工程独资子公司史格米Coach签署买卖协议,收购位于雪州万挠一块占地66万3800平方尺的永久地契土地,以及2栋厂房、1栋出厂前检查(PDI)厂房、1栋玻璃纤维厂和其他配备建设。

接着AXIS再把上述资产,回租给史格米工程,为期15年,首3年的每月租金为28万1647令吉,同时双方同意在每3年调涨租金10%。

一旦15年的租约届满后,史格米工程能有再延长5年租约的选择权。

史格米工程指出,这项脱售计划能为公司捎来约200万令吉的收益,而筹获的资金将作为营运资本。

AXIS产托总执行长梁洁美在文告中指出,这项收购计划符合该产托的投资策略,同时能提升股息,放眼目标在今年末季完成收购,届时,公司旗下的产业将增加至39项。【e南洋】

4200万购资产看好.AXIS产托或需再融资

(吉隆坡2日讯)虽然AXIS产业信托(AXREIT,5106,主板产业投资信托组)以4200万令吉收购万挠工业地及建筑获唱好,但鉴于此收购导致负债率走扬至0.36倍,分析员不排除短期内将再融资。

负债率将升至0.36倍

肯纳格研究对此收购不感意外及展望正面,认为此资产的7.3%净回酬合理,符合该产托近期设定的7%至8%收购回酬目标。

2015财政年,该产托取得6.9%净产业回酬。

因收购由贷款融资及在2016年第四季完成,肯纳格研究认为对2016财政年每单位股息影响中和。

“若从2017年第一季起贡献租金,料提升2017财政年每单位股息1.4%至9.8仙,为股东带来增值,虽然贡献规模不大。”

因此该行只稍微调增2017财政年盈利1.4%,2016财政年财测维持不变。

鉴于资产规模较小,收购完成后,该行预计负债率将稍微走高,从0.35倍增至0.36倍。

“尽管负债率低于大马证券委员会的0.50倍门槛,不意外该产托会在负债率超越内部0.35倍水平时,动用融资工具为未来收购作准备。”

该产托最近一次配售完成是在2014年第四季,现有配售权限刚在2016年4月29日更新。



丰隆研究估算,收购价企于每平方尺144令吉,符合Sg Choh工业区永久工业地市场价位。该资产账面值为3900万令吉。

“纳入融资成本后,对净利影响约1至2%,但因等待该产托8月4日宣布业绩2016下半年业绩,维持财测不变。”

此收购完成后,AXIS产托资产组合将增至40项,价值约22亿令吉。

产业投资收入增.AXIS产托次季多赚14%

(吉隆坡4日讯)产业和投资收入增加,带动AXIS产业信托(AXREIT,5106,主板产业投资信托组)截至2016年6月30日止第二季净利增长14.24%至3645万令吉,去年同期为3190万6000令吉。

上半年净利扬升11.49%至6157万令吉,去年同期共5522万3000令吉。

派2.05仙分利

该公司第二季营业额微升1.06%至4177万6000令吉,上半年营业额成长1.26%至8299万1000令吉。

董事部建议派发2.05仙分利,本月16日除权。

第二季扣除1936万5000令吉的总开销后,营运净收入为2241万1000令吉,至于上半年的开销为3841万1000令吉和净收入共4527万2000令吉。

截至2016年6月30日,该公司已拨出660万6000令吉的保养成本和主要资本开销以加强其产业。

展望未来,该公司乐观表示,基于现有投资组合以及积极寻求有素质收购的成长策略取得满意表现,将可以在接下来季度维持目前的表现。

肯纳格分析员认为,AXIS集团将按照原定计划持续收购2.42亿令吉的工业资产。

至今,AXIS产托已完成收购4个工业产业,分别为:Beyonic i-Park 校区A、B、C和D栋大楼、柔佛巴西古当两座货仓和雪兰莪万挠一栋工业大厦。

“我们已将这4个产业纳入盈利计算,但是维持今年和明年盈利预测不变,介于1亿200万令吉至1亿800万令吉之间。”

现阶段,该分析员维持AXIS产托“跟随大市”评级,以及目标价为1.76令吉。

支撑这投资评级和目标价的因素包括5.6%的周息率比大马10年债券殖利率高2%、股价已反映近期内所有利好和下行风险、近期一系列的收购没有为股息带来增值性催化效应。

同时,该产托为少数符合回教教义的产托股,可有效防范下行风险。

答:AXIS产业信托首半年净利稍低于市场预期,惟该公司收购并未放缓,有利于未来净利表现,分析员维持正面评级不变。

该公司首半年净利报4530万令吉,低于MIDF研究与艾芬黄氏研究预期,首半年仅达到全年财测的45%,主要是该公司营运开销增加之故。

艾芬黄氏原预期该公司产业收入赚幅为85%,受到上述费用增加赚幅收窄至83.8%。

安联星展研究则表示,该公司整体出租空间为92%,管理层表示,若余下空间也成功出租,届时每年股息可额外增加1.65仙。

安联星展表示,该公司今年共有25%的出租面积(NLA)租约到期,其中10%为办公楼,余下则为工业资产,基于办公楼领域面对竞争,更新租约将面对一定的困难。

兴业研究认为,大马电子商务日渐蓬勃,预期该公司将会持续收购工业资产,以应付电子商务对仓库的需求,此举也有助于该公司减少办公楼领域所面对的挑战。

MIDF补充,大马工业领域需求仍稳健,因此该公司近期建议收购柔佛及万挠工业资产。

丰隆研究表示,该公司目前负债比为35%,完成上述收购后将走高至38%,而产托的负债比顶限为50%,因此该公司仍有空间举债收购。

证券行普遍给予中和或守住的评级,合理价介于1令吉67仙至1令吉78仙之间。

建雀巢分销中心再出租
AXIS产托年收1922万租金


2016年8月20日
(吉隆坡19日讯)AXIS产托(AXREIT,5106,主板产业信托股)将Axis PDI中心发展为雀巢分销中心,再出租予雀巢产品公司为期10年,估计每年可捎来1922万令吉的租金收入。

根据文告,AXIS产托和雀巢产品公司,签署兴建和租赁协议,在兴建51万5000平方尺的雀巢分销中心后,再出租予雀巢产品公司为期10年,另有2至3年的延长选择权。

随着签署长期的合约,AXIS产托每年将有1922万令吉的租金收入,同时租金每3年调涨一次,远超上一个租户每年858万令吉的租金,初始总收益率约为7.6%。

耗时一年半

AXIS产托是于2010年10月15日,收购Axis PDI中心,当时是出租予Konsortium物流有限公司,但去年10月1日起空置至今。

鉴于Axis PDI中心的建筑面积,仅占50英亩土地里的约2.76%,因此,公司决定进一步发展该土地,兴建A级工业建筑物作为雀巢分销中心,至于其余的土地将在未来分阶段发展。

Axis PDI中心位于巴生西港和衔接主要的通道,毗邻佐汉瑟迪亚(Johan Setia)轻快铁站。雀巢分销中心被视为该中心的首阶段发展项目,占地24.78英亩。

这项发展计划将通过招标,由独立第三方承包,估计将耗时1年半竣工。

量身打造回酬更高

AXIS产托总执行长的梁洁美指出,这是首个为产托量身打造的发展计划,同时和雀巢产品签署了长期合约。

“而我们发展的A级工业资产,能取得更高的投资回酬。这项发展计划将提升产托的营业额、净产业收入和收入分配,同时能扩大资产管理。”

AXIS产托于8月2日,获得证券监督委员会的豁免,批准将最多10%的总资产价值,用于发展雀巢分销中心。

重新发展Axis PDI中心.AXIS产托推高负债比

(吉隆坡22日讯)AXIS产业信托(AXREIT,5106,主板产业投资信托组)重新发展旗下Axis PDI中心,分阶段将该产业打造成份销中心,该发展计划已经获得证监会放行,首阶段发展成本估计达2亿1093万令吉。

首阶段成本2.1亿

AXIS产托表示,首阶段货仓已提前获雀巢公司预定,后者将以年租1922万令吉租下51万5000平方尺的仓库面积,租期至少10年。

上述货仓料在2018年1月31日前竣工。

分析

联昌研究对此消息不感意外,该公司早前表示已向证监会提出申请,该发展计划将会导致公司净负债比从0.34倍走高至0.4倍。

丰隆研究说,该公司管理层强调上述发展计划并不会影响每股股息,因为所有投资都会透过举债完成,而且公司内部拥有充足资本。

肯纳格研究预期,PDI中心竣工投运后,该公司2018财政年盈利可额外增加650万令吉(相等于0.59仙股息)。

今年续收购或展开配售

基于该公司今年仍有收购资产计划,规模达1亿8800万令吉,联昌不排除该公司进行配售计划。

联昌假设该公司配售2亿1910万股,预期可募集3亿5490万令吉。届时负债比可降低至0.25倍,但2017及2018财政年的每股股息也可能稀释5%至6%。

马银行研究虽然正面看待上述长远的发展计划,惟建筑需面对风险,基于该中心完成后才能重新提供盈利,因此下调该公司2017及2018财政年净利预测4%和7%。
