利空消散.酒店入住率增.杨忠礼产托澳洲业务可期

(吉隆坡8日讯)受一次性地税上调影响,杨忠礼产托(YTLREIT,5109,主板产业投资信托组)澳洲业务2017财政年第四季呈跌,但大马投行相信随着相关因素消散,加上布里斯本万华酒店入住率将受惠于黄金海岸明年共和联邦运动会效应,澳洲业务未来表现可期。

大马投行指出,杨忠礼产托2017财政年第四季营业额为1亿1110万令吉,全年营业额达到4亿4960万令吉,较预期的4亿2800万令吉高出4.9%,归功于丽思卡尔顿酒店(Ritz-Carlton)酒店式管理套间The Residences和其他大马产业租赁率增加及澳元升值。

产托净产业收入则按年起0.8%,但按季表现则因墨尔本一次性地税增加拖累,录得16.9%跌幅,但管理层现已向有关单位进行上诉。

受上述原因影响,杨忠礼产托澳洲业务净产业收入赚益,从第三季的33.8%降至24.37%,但大马投行预期下季赚益水平将趋向正常化。

“在健康的租金调整下,我们预期杨忠礼产托将持续通过内部增长。”

海外业务方面,大马投行说,墨尔本和悉尼平均每日租金(ADR)上调5%,但下调布里斯本ADR目标,主要是后者管理层将着重于提高市场占有率。

“尽管如此,随着黄金海岸将在明年4月举行共运会,我们相信布里斯本万华酒店入住率将在2018财政年走高。”

至于分利方面,在扣除非现金事项后,杨忠礼产托在2017财政年末季派发3290万令吉分利,但每股分利受到配股稀释,从上财政年的2.14仙减至1.93仙,因此大马投行在考量墨尔本、悉尼和布里斯本产业入住率增加后,调整每股分利目标至8仙(-0.25%)、8.6仙(+0.45%)和8.8仙(-0.97%)。

综合以上论点,大马投行维持杨忠礼产托“买进”评级,目标价则调高至1令吉39仙。

资产收入稳定.杨忠礼产托前景看俏

(吉隆坡12日讯)作为大马产托领域纯酒店业者,马银行研究看好杨忠礼产托(YTLREIT,5109,主板产业投资信托组)前景,预计2018至2020财政年财测增长4至8%。

该行指出,杨忠礼产托在大马及日本的资产提供稳定及永续性收入,澳洲酒店潜在贡献盈利增长和母公司──杨忠礼机构(YTL,4677,主板贸服组)潜在注入资产,都是利好。

马银行认为,杨忠礼产托潜在带来26%回酬,预计2018年净周息率可达到6.4%,比领域预计录得的5.5%高。

马银行指出,杨忠礼产托目前有11项资产以主租赁合约进行,租赁期限介于15至25年,且每5年租金可调升5%,料可减少低出租率风险和带来稳定及永续性收入。

马银行也相信,杨忠礼产托其他3家管理合约酒店,料透过稳定的出租率和平均房价获得改善,而潜在提升该公司的盈利。

综合以上,马银行给予杨忠礼产托“买进”评级,和1令吉40仙目标价。

杨忠礼产托新资产表现料强劲

(吉隆坡2日讯)杨忠礼产托(YTLREIT,5109,主板产业投资信托组)旗下澳洲和新注入资产表现料强劲,获马银行研究看好短期内将成为增长动力,并预计2018年的净周息率处在诱人的6.5%。

马银行指出,杨忠礼产托2018财政年上半年澳洲盈利贡献主要由悉尼码头万豪酒店所推动。

数据显示,杨忠礼产托澳洲酒店投资组合在2018财政年第二季,每日租金(按年扬8%)和入住率(增加至88.7%)皆录得高位。

该行指出,杨忠礼产托预计在4月为旗下布里斯班万豪酒店进行翻新,预计需时12至18个月,初步资本支出料2000万澳元(约6100万令吉)。

“尽管布里斯班万豪酒店进行翻新计划料稀释入住率,惟长期却能带来利好。”

该行认为,排除外汇显著变化,相信杨忠礼产托第三季盈利表现将按季走扬,主因是该公司已可全数认列去年杪注入的大华酒店贡献。

马银行首选杨忠礼产托,因其在大马及日本拥有稳定的资产,同时,也能从澳洲酒店中潜在获益。

综合以上,马银行维持杨忠礼产托“买进”评级和1令吉40仙目标价。

(吉隆坡12日讯)杨忠礼产托(YTLREIT,5109,主板产业投资信托组)涉足成长强劲的澳洲酒店市场,以及旗下大马及日本产业主要租约附带5%增长率条款的两大利好支撑,分析员看好2018年至2020年盈利有望稳健成长,上调财测4至5%。

大马投行分析员最近与该公司管理层会面后,对公司2018年至2020年盈利前景乐观,因旗下澳洲业务表现强劲,特别是悉尼万豪酒店平均每日租金有增无减、以及大马及日本产业的主要租约附有5%的增长率条款。

次季多赚23%

该行指出,公司旗下悉尼万豪酒店完成后的入住率达到89%,推动2018财政年第二季净盈利收入按季增长23%。目前悉尼酒店房间供应短缺,特别是豪华房领域,预料未2、3年将有更新酒店建筑逐渐完成。

该行表示,由于悉尼万豪酒店2017年平均入住率达到89%,加上市场供应短缺,预料酒店房平均租金料可从目前的280澳元增加至300澳元。

该公司旗下澳洲布里斯班万豪酒店的入住率,料将进一步改善,主要是今年4月的共和联邦运动会将在当地举行。

该公司认为,预料布里斯班万豪酒店的平均每日收费将调低,以推动入住率。预料下季将装修全部房间(每次10%进行)及公共空间,资本开销料达2000万澳元。

该行指出,大马及日本酒店的主要租约附有5%增长率条款,带来稳定的收入。预料2018年下半年盈利有增无减,特别是大马的大华酒店及丽思卡尔顿酒店的盈利将会全面反映。

截至2018年第二季,杨忠礼产托的负债率增加至40.6%,主要是收购大华酒店筹资活动所致。目前公司的负债为17亿5000万令吉,管理层认为公司有能力进一步举债以进行增长盈利的收购活动,如目前正在评估的二世谷绿叶度假村。

大马投行将杨忠礼产托2018年至2020年财测上调4至5%,惟合理价则下调5%至1令吉32仙(较之前为1令吉39仙),维持“买进”评级。

该行上调财测和下调目标价,主要反映公司主要资产前景改善,及未来目标回酬率从前期的6.1%上调至6.5%所致,特别是投资者在目前利率走高环境要求更高回酬率。

On behalf of Board of Directors of Pintar Projek Sdn Bhd, the manager of YTL REIT, AmInvestment Bank Berhad wishes to announce that Starhill REIT Niseko G.K. (“Starhill Niseko”), a wholly-owned subsidiary of YTL REIT, has on 14 August 2018 entered into a conditional sale and purchase agreement with Niseko Village K.K. (“Vendor” or “Lessee”), an indirect wholly-owned subsidiary of YTL Corporation Berhad, for the acquisition of the Property for a cash consideration of JPY6.0 billion (equivalent to RM222.5 million) (based on Bank Negara Malaysia’s published middle rate of JPY100:RM3.7078 as at close of business on 13 August 2018) (“Proposed Acquisition”). Upon completion of the Proposed Acquisition, Starhill Niseko will lease the Property to the Vendor under a lease agreement for a lease period of 30 years with an option granted to the Vendor to renew for a further term of 30 years (“Proposed Lease”).

The Proposed Acquisition and Proposed Lease are collectively referred to as “Proposals”.
