NEWS RELEASE :MRCB-Quill REIT declares a stable 1H 2018 Distribution Per Unit of 4.23 sen
Kuala Lumpur, 8 August 2018: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQReit” or the “Trust”), a listed real estate investment trust, wishes to announce that MQReit achieved a distributable income of RM24.49 million in the second quarter of 2018 (“2Q 2018”), up 1.3% from the second quarter of 2017 (“2Q 2017”). The performance for the quarter was underpinned by lower property expenses and total expenditure incurred. This translates to a 2Q 2018 distributable income per unit of 2.28 sen which is higher by 0.9% compared to the distributable income per unit of 2.26 sen recorded in 2Q 2017.

For the six months period from 1 January 2018 to 30 June 2018 (“1H 2018”), MQReit recorded a distributable income and distributable income per unit of RM46.88 million and 4.38 sen, respectively.

Pursuant to the above, MQReit declares a distribution per unit (“DPU”) of 4.23 sen for 1H 2018. The annualised 1H 2018 DPU translates to a yield of 7.42% based on MQReit’s closing price of RM1.14 on 29 June 2018. The DPU of 4.23 sen is expected to be distributed on Wednesday, 19 September 2018. The books closure date has been fixed for Friday, 24 August 2018.

News Release:MRCB-Quill REIT records 3Q 2018 Realised Net Income of RM20.59 million
Kuala Lumpur, 27 November 2018: MRCB Quill Management Sdn Bhd (“MQM”), the manager of MRCB-Quill REIT (“MQReit”), a listed real estate investment trust, wishes to announce that MQReit achieved a realised net income of RM20.59 million for the third quarter of 2018 (“3Q 2018”). This is a decrease of approximately 3.7% from the realised net income of RM21.38 million recorded for the third quarter of 2017 (“3Q 2017”). The lower realized net income for this quarter was mainly attributable to lower revenue from Platinum Sentral and loss of income from Quill Building 8 which was disposed on 12 April 2018, net of lower property operating expenses and higher trust expenses. Correspondingly, realised earnings per unit (“EPU”) for 3Q 2018 of 1.92 sen was recorded.

After taking into consideration the non-cash adjustment for amounts not previously distributed of RM1.4 million, MQREIT achieved a 3Q 2018 distributable income of RM21.99 million or 2.05 sen distributable income per unit (“Distributable Income”).

RENEWAL OF THE APPOINTMENT OF SEMASA PARKING SDN BHD AS THE CAR PARK OPERATOR FOR PLATINUM SENTRAL
The Board of Directors of MRCB Quill Management Sdn Bhd (“MQM” or “the Company”), the management company of MRCB-Quill REIT (“MQREIT”) wishes to announce that Maybank Trustees Berhad, acting as trustee for and on behalf of MQREIT had today renewed the appointment of Semasa Parking Sdn Bhd (“SPSB”) as the car park operator for Platinum Sentral (“the Appointment”) for a period of 3 years commencing from 1 January 2019 to 31 December 2021, at a monthly minimum guaranteed rental at RM150,000 with a profit sharing basis in the proportion of 70% (MQREIT):30% (SPSB) ratio.

The transaction between MQREIT and SPSB is a recurrent related party transaction (“RRPT”) by virtue of SPSB being a wholly-owned subsidiary of Malaysian Resources Corporation Berhad (“MRCB”), which in turn is a major unitholder of MQREIT and also a major shareholder of MQM.

(吉隆坡7日讯)MRCB-Quill REIT(MQReit)截至今年6月杪第二季(2019财年第二季)净产业收入按年下跌12.4%至2949万令吉,之前为3365万令吉。

净产业收入下跌是因为Platinum Sentral、Wisma Technip、Quill Building 5等产业的收入减少,以及2018年次季脱售Quill Building 8-DHL(XPJ)获利所致。

MQReit今日向大马交易所报备,季度营业额按年降低10.3%至3919万令吉,之前为4369万令吉。

MQReit宣布,每单位派息3.43仙,将于9月23日支付。

累积现财年首6个月,MQReit的净产业收入萎缩9.3%至6187万令吉,一年前报6818万令吉。营业额也从一年前的8799万令吉,减少8%至8091万令吉。

MRCB Quill Management私人有限公司(MQM)主席丹斯里苏子文预计,由于供过于求的压力,巴生谷办公空间的营运环境仍然充满挑战。

他说:“预计这不会很快消退,因为更多办公楼待完成。我们相信MQReit将走出办公楼市场的下行周期,我们将继续专注于成本管理、租户保留和优化租金贡献。”

尽管如此,MQM总执行长杨素玲透露,MQReit已为数个产业获得约12万3000平方尺的新租约,需求来自石油和天然气、资讯科技、服务和零售业。

她说:“在续租方面,我们一直在租约到期前与主要租户续租,以了解具有挑战性的办公楼市场前景。”

2019年次季到期的租约续租率为88%,而2019年底到期的租约已有约18万5000平方尺提前续租。

杨素玲说:“至于今年下半年到期的其它租约,约占今年到期租约总额的20%,正按计划进行谈判。截至今年6月杪,MQREIT的平均租赁率为89%。”

财测下修 租户贡献‧马资源桂和短空长利

(吉隆坡8日讯)马资源桂和(MQREIT,5123,主板产业投资信托组)次季净利跌30%,分析员纷下修今明两年财测5%与9%之间,新租户要于第三季或末季才作租金贡献。

分析员指出,新租户租金贡献要于第三季至末季开始贡献,低租金收入促使马银行调低今年财测5%,丰隆调低今后3年财测7.3%、5.9%与5.8%,肯纳格研究则调低今明年净利10%与9%,分别来到7560万和7650万令吉。

丰隆指出,整体低迷的办公楼环境促使该产托表现失色,今后专注于成本自律和留住租户,租金收入料可持续。

不过丰隆也说,赛城的QB5办公空间自IBM迁出,基于不比隆市具活力,获取新租户需要时间。

肯纳格也说,尽管办公楼过剩前景严峻,今后两年即使有19%与18%空间等候租出,料并不过于显著。配合从“超越大市”调低一级,目标价也自1令吉15仙下调。

马银行认为该产托前景面临短暂挫折而短空长利,长期租户料贡献今后3年的51至52%租金,明后年的周息率可游走于6.1与6.2%之间。

虽然次季净利跌至1645万5000令吉,马银行调低今年财测5%,不过维持目标价1令吉18仙,主要是预测仍可撷取16%总回酬(包括明年周息率6.1%)。
