(八打靈再也28日訊)林木生集團在2017年星報房地產獎項(StarProperty.my Awards),獲頒最佳貼心品質獎與最佳濱水獎。

林木生集團董事經理丹斯里林福山指出,該集團以功能美觀兼備的設計方針,在該獎項中分別以雲頂翠苑(Midhills)及旗艦豪華發展項目翠湖新城(D’Island Residence),榮獲最佳貼心品質及最佳濱水發展項目榮譽獎。

他說,該集團強調為購屋者提供優質設計及物超所值的房產,並不斷在每個發展項目融入這承諾和信念,這是集團成功之處。

林福山今日發文告指出,成功發展項目關鍵在于把不同的元素和諧融匯于一體。

“在考慮購屋者需求后,我們從佈局設計,造景到便利設施各方面都費盡心思,以求一切完美和周全。”

林木生集团2016财年派2仙特别股息 2017财年将派6仙

(吉隆坡5日讯)林木生集团(LBS Bina Group Bhd)宣布,截至去年12月31日止2016财政年派发每股2仙的特别免税股息。

这家产业发展商指出,股息将从收到价值约2亿港元的第三批本票款项所支付。

林木生集团今日向大马交易所报备,股息将于6月30日存入所有名字在6月20日出现在存票人登记名册上的持票人。

该集团补充,一旦收到总值2亿港元的第四批本票款项,2017财年也将支付每股6仙的特别股息。

“上述6仙股息将分3次派发。第一个将在2017年第四季,而余下两笔将在2018年支付。特别股息的相关享有权益和支付日将在稍后公布。”

该集团表示,这些特别股息免税,因是由外国收入来源支付。

林木生集团是在2013年8月宣布,以16亿5000万港元全面脱售南迪综合发展有限公司和南迪高尔夫俱乐部有限公司,予香港挂牌公司珠海控股。

销售总额通过5亿港元现金、珠海控股新股和8亿5000万港元本票的递延现金款项支付。

本票是由一方签发给另一方的一种书面承诺,保证在指定时间或按要求支付规定款项。

发展总值18.8亿 主打可负担屋
林木生年内推6项目

(吉隆坡31日讯)林木生集团(LBS,5789,主板产业股)未来7个月将推出6个房产项目,发展总值共18亿8300万令吉,主打可负担房屋。

林木生集团董事经理丹斯里林福山出席股东大会后,在记者会上披露,未来7个月将展开6个房产项目,其中80至90%为可负担房屋项目。

这包括,发展总值为5900万令吉的Vines2、3亿8800令吉的BSP6、8400万令吉的Desiran Bayu、3亿7200万令吉的Skylake、6亿2700万令吉的Alam Perdana,以及3亿5200令吉的武吉加里尔一马公务员房屋(PPA1M)。

6项目总值高达18亿8300万令吉,预计可让集团忙碌至2019年。

此外,林福山放眼今年销售目标创15亿令吉。

“目前,我们正进行17个房产项目,总值32亿令吉;其中有72%、价值23亿4000万令吉的项目已售出,未入账销售共13亿3800万令吉。

林福山指出,集团目前拥有3920英亩未发展地库,总值306亿令吉,未来发展地区,涵盖雪兰莪、彭亨、霹雳、柔佛和沙巴。

随着可负担房屋的需求日益增加,越来越多同业将重心移至可负担房屋项目,而他认为,这不会导致剧烈的竞争。

“基于各发展商推出的项目,其价格和地点各有优势,因此不会造成竞争。”

在场者包括林木生集团执行董事拿督林梅香和拿督谢乐元。

经济佳房市旺

林福山表示,中国政府积极提倡“一带一路”计划,越来越多中国投资者来马投资,且吸引庞大中国旅客来马消费,这将大大刺激我国经济。

“我们放眼今年经济可增长5%,当经济明朗,将有更多的投资者与买房者购置房屋。”

林木生集团的可负担房屋,1000平方尺,售价平均为50万令吉,取决于不同的地点。

关于中国珠海项目最新进展,由于项目庞大以及此前当地委任新领导,需要时间审核,林福山透露,料在短期内能获得批准。

目标价2.23令吉

大众投行员分析员看好林木生集团的可负担房屋可持续激励业绩表现,给予“超越大市”评级,目标价格为2.23令吉。

“我们认为,林木生集团在未来数财年,仍持续增长。尤其该集团重点推出数项以价格优势的可负担房屋,将更利于集团。”

尽管市场走软,该集团将继续关注客户群,以满足市场需求。

林木生集团截至3月杪首季,净利起46.9%,达2477万3000令吉;营业额扬23.4%,报2亿4735万令吉。

该集团向交易所报备,当季税前盈利为4200万令吉,按年增长68%。【e南洋】

产业贡献增加.林木生首季多赚47%

(吉隆坡30日讯)旗下产业项目的贡献增加,带动林木生集团(LBS,5789,主板产业组)截至2017年3月31日首季净利扬升46.92%至2477万3000令吉,去年同期为1686万1000令吉。

首季营业额增长23.38%至2亿4735万令吉,前期为2亿零47万2000令吉。

林木生集团在文告中表示,旗下Saujana Putra镇、D’ Island Residence、Cameron Golden Hills、PuteraIndah镇、Sinaran Mahkota、Midhills、Alam Awana和Desiran Bayu产业项目的贡献,带动该集团首季营收和盈利改善。

该集团手上有17个进行中的产业项目,加上截至4月杪未入账销售约14亿1000万令吉,以及2017年新推出的产业项目,该集团有信心现财年的业绩将进一步改善。

可负担屋需求支撑
林木生看好房市前景

(吉隆坡15日讯)林木生集团(LBS,5789,主板产业股)看好价格低于50万令吉的可负担房屋需求持续旺盛,将在未来3年支撑我国房市。

林木生集团董事经理丹斯里林福山在出席特别股东大会后表示,只要经济维持增长,可负担房屋在我国产业还有一定需求。

他说,国家经济与房市环环相扣,今年首季国内生产总值增长5.6%,是今年经济增长的正面指标,进而促进产业市场的发展。

“虽然现在消费者十分谨慎,但是每个人都会想要购置产业,可负担房屋还是会有一定的需求量,特别是价格低于50万令吉的产业。”

他补充,不同地点的产业有不同价值,可负担房屋价格也会有所变动,依照产业地点而定。

林木生集团在上个月推出的金马仑高原Vines 2项目,发展总值5900万令吉,已经售出一半单位,代表我国市场对房屋需求尚高。

“在‘一带一路’计划中,大约300万名中国游客将涌入本地消费,帮助提振我国经济,市场的购买能力在接下来几年也会逐渐提高。”

物色优质地段

询及是否增加地库,林福山表示,目前集团拥有3920英亩未发展地库,产业项目大多锁定在巴生谷流域,还在寻找其他具有发展潜力的地库。

“许多地主提出了联营计划,但目前还在洽谈阶段,没有任何确定结果。”

中国珠海项目最新进展方面,基于项目庞大,需要时间通过相关程序,预计今年内能获得批准。

今日特大获股东批准,发行高达1亿5059万8126股可赎回可转换优先股,股东可以每5股认购1股优先股。

通过该项计划,该集团可筹得最多1亿6565万8000令吉,其中95%或1亿5671万令吉,将用作未来24个月的产业发展项目,而5%或8248万令吉,将用作未来18个月的日常营运资本。【e南洋】

产业销售强劲.林木生3年盈利有望增24%

(吉隆坡14日讯)林木生集团(LBS,5789,主板产业组)可负担产业及城镇发展计划的强劲销售支撑下,分析员预期该集团未来3年盈利有望取得24%年均复合增长率,表现超越大部份同侪。

销售有望达15亿

BIMB研究指出,该集团产业的整体需求料强稳,看好2017财政年可按年成长21%,取得15亿令吉销售记录。

预计在旗舰可负担产业需求及高未结账销售支撑下,该集团2017、2018及2019财政年净利料有望成长29.3%、23.4%及20%,至1亿1070万、1亿3660万及1亿6390万令吉。

截至目前为止,该集团未结账销售企于14亿令吉,支撑该行3年盈利预测。

该行认为,2个新城镇计划料进一步强化该集团在可负担房屋的品牌,预测未来3年有望取得24%年均复合增长率。

该集团的雪州太子城(BSP)城镇计划,今年新产业料占整体推出计划23亿3000万令吉的25%。

近期该该集团推出的公寓(BSP21)销售强劲,取得80%平均出售率,大部份为首购族。目前BSP已累积的总销售料贡献2017财政年15亿令吉目标销售的41.5%或6亿2200万令吉。

BIMB研究表示,尽管目前大马产业市场贷款拒批率依然高,但对该集团未造成显著影响,因该集团超过50%房产价位低于60万令吉的可负担价位。

与此同时,过去两年该集团推出的新产业计划,尤其是BSP及Desiran Bayu主打可负担市场,促使其贷款拒批率企于20%,对比市场的平均50%。

从2018年起,该集团计划在巴生河流域及柔佛推出数项产业发展计划。

巴生河流域分别是依约(Ijok)的Alam Perdana及龙溪(Dengkil)的赛城南区,潜在发展总值各为36亿及34亿令吉。而柔佛古来的1232英亩城镇计划,潜在发展总值48亿令吉。

有鉴于此,该行维持“买进”评级,目标价2令吉53仙。同时也看好,城镇计划带来比领域较高的年均复合增长率(24%)将成为该股重估因素。

林木生6300万雪州买地

(吉隆坡26日讯)林木生集团(LBS,5789,主板产业股)宣布以6300万令吉,在雪州斯里肯邦岸买地,计划推动综合发展项目,发展总值约6亿令吉。

林木生集团向交易所报备,子公司Utuh Aspirasi私人有限公司(简称UASB)今日与Stratmont发展私人有限公司(简称SDSB)签约买地。

地皮面积约达7.977英亩,购买价格相等于每平方尺181.31令吉。该地是一片99年期租赁地皮,截止日期为2112年9月4日。

该集团表示,UASB正规划初步的发展细节,故无法预计发展成本,但有意在该地皮发展综合项目,当中包括四栋服务式公寓,共1323个单位。

林木生集团将通过内部资金及向银行借贷,为发展成本融资。

林木生集团表示,收购符合拓展计划,也能够扩大在巴生谷的地库。上述地皮位于策略地段,交通衔接方便,且已备有设施与基建,有利发展可负担房屋。

林木生集团(LBS,5789,主板产业股)以6300万令吉,在雪州斯里肯邦岸买地,初步计划发展四栋服务式公寓,发展总值达6亿令吉。

地皮面积约达7.98英亩,购买价格相等于每平方尺181.31令吉,租赁期限为99年,截止日期为2112年9月4日。

该集团计划发展可负担价位的单位,目标客户群是首购族、专业人士,以及年轻家庭。

行家建议

每平方尺181.31令吉的地皮价格,是该区市价范围的较高水平,不过按照发展项目的初步发展总值,地皮成本依然处于可接受范围,占约10.5%。

每个单位售价约为45万令吉,非常符合该集团专注在中端市场的策略。

基于发展项目的策略地点,出入方便,并拥有许多便利设施,我们预计未来将会录得不错的认购率。

预计这项目的净赚幅约为10%,有能力在8年的发展期,提高林木生集团每年的净利约3至5%。

The terms used herein, unless the context otherwise stated, bear the same meaning as those defined in the earlier announcements in relation to the Corporate Exercises.

We refer to our earlier announcements dated 9 March 2017, 6 April 2017, 15 May 2017 and 29 June 2017.

On behalf of the Board of Directors of LBGB ("Board"), RHB Investment Bank Berhad ("RHBIB") wishes to announce that as at the close of acceptance and payment for the Rights Issue at 5.00 p.m. on 28 July 2017, the total valid acceptances and the total valid excess applications for the Rights Issue were 115,448,037 RCPS, which represents a subscription of 85.47% over the total number of 135,081,800 RCPS available for subscription under the Rights Issue.

The details of the valid acceptances and valid excess applications received as at the close of acceptance and payment for the Rights Issue as at 5.00 p.m. on 28 July 2017 are set out below:-

Based on the above, the Minimum Subscription Level of 61,927,733 RCPS for the Rights Issue has been achieved.
In view that the RCPS had achieved a subscription of 85.47%, the Board has resolved to allot the RCPS to all applicants who have applied for the RCPS allotments and excess RCPS in full.

Incorporation of New Subsidiary Company
We wish to announce that pursuant to Chapter 9, Paragraph 9.19(23) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, LBS Bina Holdings Sdn Bhd ("LBS"), a wholly-owned subsidiary of LBS Bina Group Berhad (“LBGB”) has on 15 August 2017 incorporated a private limited company known as Duta Abadi Sdn Bhd (“DASB”).

DASB is a company incorporated in Malaysia and has issued and paid-up capital of RM100.00 comprising 100 ordinary shares which is wholly-owned by LBS. DASB's intended principal activity is property development.

None of the directors or substantial shareholders of LBGB or persons connected with them has any interest, whether direct or indirect in the aforesaid incorporation.

(吉隆坡21日訊)林木生集團(LBS,5789,主要板房產)在2017年度PropertyGuru亞洲房產獎項受到新的認可,Desiran Bayu獲得“大眾市場最佳有地屋業開發獎”,而BSP21也獲得“大眾市場最佳公寓開發獎”。

STSB is a company incorporated in Malaysia and has issued and paid-up capital of RM1,000.00 comprising 1,000 ordinary shares which is wholly-owned by LBGB. STSB’s intended principal activity is buying, selling, renting and operating of selfowned or leased real estate (Non-residential buildings).

None of the directors or substantial shareholders of LBGB or persons connected with them has any interest, whether direct or indirect in the aforesaid incorporation.

This announcement is dated 29 August 2017.
