售價75萬起跳 馬星週末推介M城

(吉隆坡16日訊)馬星集團(MAHSING,8583,主要板房產)將在本週末,推介“M城”(M-City)最后一棟大樓Tower 3,售價從75萬令吉起跳。

該公司發佈文告指出,將于本月18日和19日,在The Icon房產陳列室推介Tower 3。

M城綜合產業發展計劃位于安邦路,除了本週將推介的住宿大樓,此計劃還包括已售罄的Block 1家居辦公單位(SoHo)、售出90%的Block 2服務公寓、近售完的零售單位,及未來推介的頂樓別墅Sky Villas。

文告指出,Tower 3包括套房(studio)、不同規格的單層及雙層單位。這些單位建築面積和售價從506平方尺、75萬令吉起,到建築面積1903平方尺、售價260萬令吉的雙層單位。

所有單位已裝備完整,可隨時入住;馬星集團提供的傢具與家電,包括睡房櫥櫃、附有鏡子的梳妝櫃、廚房櫥櫃、冷氣、冰箱、洗衣機兼乾衣機、微波爐、煤氣爐及吸油煙機和熱水器。

該公司也將吸納買賣合約的律師費,並提供一年免費維修。

吸引大型外资基金 马星目标价RM3.80

(吉隆坡17日讯)售前营业额目标增至37亿令吉,加上市值刚超越10亿美元(约30.2亿令吉),正式进入大型外资机构基金的投资雷达,马星集团(MahSing,8583,主板产业股)展望因而持续看俏。

大马研究分析员重申对马星集团的“买入”评级,目标价则上修至3.80令吉。

他说:“我们已除去对净资产值的折现(之前为25%)以反映马星集团优势,也就是说,在大股东丹斯里梁海金的管理下,公司已成为产业领域楷模。”

“梁海金承诺(透过Mayang Teratai)包销一半的4亿令吉3配1附加股(附送免费凭单,3月完成)计划,进一步支撑我们看涨的看法。”

公司计划用附加股计划所筹集的资金购地,特别在巴生谷和柔佛一带;因此,分析员预见未来数月内,购地消息会持续提供动力,带动未来售前销售增长。

37亿产业计划达标

据分析员,计划推出总值37亿令吉产业计划的马星计划目前达标,走在现财年30亿令吉新销售额记录的路途上。

其中,近期刚开放独家预览的The Meridin@Medini获得热烈的市场反应;即将推介的36亿令吉Southville城镇,则已有近1万2000名潜在买家登记。

分析员也不担心马星集团尚未售出的进行中发展计划;截至2012年底,公司总计有12亿令吉的未售出建造中单位,主要来自Icon Residence、M City、Icon City、Kinrara Residence及Garden Residence。

他指出,管理层正积极出售这些单位,过去4个月已售出价值4亿3000万令吉的单位,未售出建造中单位的价值进而降至7亿3800万令吉。

本益比偏低

估值方面,大马研究分析员认为马星集团仍处在评级上调周期的初步阶段,因市值近期刚超越10亿美元(约30.2亿令吉)。

他说:“这表示,马星集团如今已经进入大型外国机构基金的投资雷达,截至4月11日,此类投资者占其股票基础27%。”

“该股还很便宜,2013至2015财年本益比为10至13倍,而且比我们的全面稀释净资产值低23%。”

他补充,未来的产业首次公开募股(IPO)似乎会有更高的估值,有助支撑马星集团股价。

净利预测上修

整体上,他看涨马星集团2013至2015财年表现,预计受发展总值(GDV)达200亿令吉(包括32亿令吉锁定销售额)的产业计划带动,盈利复合年增长率将达26%。

馬星集團優於其他房產發展商

(吉隆坡22日訊)馬星集團(MAHSING,8583,主要板房產)旗下企業管理團隊,和產品的價位與位置多元化,是異于其他房產發展商的最大強項,看好該項優勢,瑞銀(UBS)投資研究給予該股“買入”建議,並上修目標價。

馬星集團今早開市平盤報3.17令吉,隨后持續游走于正負間區,截至休市時,該股報3.16令吉,微跌1仙,半日易手268萬1900股。

午盤間,馬星集團漸滑入負間區,閉市報3.10令吉,跌7仙,全日易手818萬9200股。

瑞銀投資研究今日在分析報告中指出,馬星集團將透過附加股計劃,籌得大約4億令吉,並將部份資金用于擴充現有地庫。

截至目前,馬星集團共擁有1423英畝的地庫,發展總值高達158億令吉。

“馬星集團管理層不斷兌現良好的營業額及淨利表現,加上該公司過去5年年複增長率(CAGR)亦維持于23%至28%之間,為此我們預計,該公司2013年營業額及淨利將獲得20%增長。”

Pursuant to the Acquisition, Enchanting Heights becomes a wholly-owned subsidiary of Mah Sing. Enchanting Heights is presently dormant. The Acquisition is to provide Mah Sing with a dormant company intended for future expansion of its core business in property development.

None of the Directors and/or substantial shareholders of Mah Sing and persons connected to them have any interests, direct or indirect, in the Acquisition.

外资强劲流入大型产业扶持 马星海外买家逾20%

(吉隆坡23日讯)由于预计未来2至3年会有更多外资流入大马,加上有The Meridin @Medini发展计划扶持,马星集团(MahSing,8583,主板产业股)估计海外买家将占公司客户群的20%比重以上。

马星集团中央市场营销兼客户服务主管苏庆和向《南洋商报》指出:“一直以来,海外买家平均比重为20%。

不过,在The Meridin @Medini发展计划推动下,从现在开始我们相信会有更多海外买家到来,并预计将超过20%的水平。”

他进一步指出,接下来将看到大批新加坡买家,尤其是位于依斯干达的The Meridin @Medini发展计划。

他预计这项综合发展计划将在今年推出。

市值超越30亿

在早前举办的独家预览活动中,成功让有兴趣购屋者预先选购单位,其中有30%是来自新加坡。

早前,大马研究分析员表示,随着售前营业额目标增至37亿令吉,加上市值刚超越10亿美元(约30.2亿令吉),马星集团正式进入大型外资机构基金的投资雷达。

对于市场的看法,苏庆和表示,感到非常的开心。

同时,他预计会有更多外资流入大马,因为大马已成为全球投资者的产业投资市场焦点之一。在区域市场来说,目前投资者正较关注大马市场。

他在今日出席2013年金鹰奖推介礼时,向记者发表上述谈话。

需提供创新产品

由于海外买家对产业的要求非常高,所以,马星集团需要提供更创新的产品。

苏庆和指出,马星集团主要会以亚洲生活方式研发创新产品。

由于不少亚洲买家来马居住,所以这较能为他们带来熟悉感,把大马打造为第二个家园。

目前,大马成功吸引日本、中国、香港、韩国、印尼等买家来马居住。

除了海外买家之外,苏庆和表示:“国内买家对产业的要求也越来越高,尤其是对保安系统的要求。因此,我觉得现在整个市场更具挑战。”

他说,马星集团会研发创新产品及新的科技,让公司在国内产业市场脱颖而出。[南洋网财经]

接管人征招复工建议书 马星有意竞标人民广场

(吉隆坡21日讯)搁置已久的人民广场(Plaza Rakyat)工程重新公开招标,马星集团(MahSing,8583,主板产业股)表示有意竞标这项工程。

同时,马星集团董事经理兼总执行长丹斯里梁海金相信,该集团在综合发展的经验及雄厚的财务背景,皆符合这项工程的要求。

人民广场有限公司(Plaza Rakyat S/B)接管人———Adamprimus,昨天在数份报章刊登广告,邀请具综合产业发展良好纪录及财务背景雄厚的公司,呈交有关重建、完成、接管或收购人民广场工程的建议书。

交通中心带动人潮对于这项工程,梁海金在接受《南洋商报》电访时表示:“我们在探讨着这项发展。人民广场位于策略性地点,马星集团拥有兴趣。我们认为,这项招标是一个很好的商机。”

人民广场工程位于吉隆坡富都路(JalanPudu),就在富都巴士总站隔壁。

梁海金表示,由于人民广场工程附近有巴士总站和轻快铁,成功打造为吉隆坡交通中心,所以,相信会带动人潮,进而带旺商业及住宅发展。[南洋网财经]

1.         INTRODUCTION
The Board of Directors of Mah Sing (“Board”) wishes to announce that Mah Sing had on 27 May 2013 subscribed 1,632,000 ordinary shares of RM1.00 each, representing 51% of the total issued and paid-up share capital of Convention City Development Sdn Bhd (“Convention City”), for cash consideration of RM1,632,000 (“Subscription”). Diverse Capital Sdn Bhd (“Diverse Capital”) holds 1,568,000 ordinary shares of RM1.00 each, representing 49% of the total issued and paid-up share capital of Convention City.

Pursuant to the Subscription, Convention City becomes a 51%-owned subsidiary of Mah Sing. The total issued and paid-up share capital of Convention City after the subscription of shares by the parties is RM3,200,000 comprising 3,200,000 ordinary shares of RM1.00 each.

The Board wishes to further announce that Mah Sing had on 27 May 2013 entered into a shareholders’ agreement (“Shareholders’ Agreement”) with Diverse Capital to regulate their relationship as shareholders of Convention City to undertake a potential development project in Kota Kinabalu, Negeri Sabah (“Proposed Development”).

Further details of the Proposed Development will be made in compliance with the Main Market Listing Requirements of Bursa Malaysia Securities Berhad upon signing of formal agreement(s).

2.         INFORMATION ON THE PARTIES
2.1       Information on Diverse Capital
Diverse Capital is a private limited company incorporated in Malaysia on 22 April 2013 under the Companies Act, 1965. The present authorised share capital of Diverse Capital is RM400,000 comprising 400,000 ordinary shares of RM1.00 each of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up. The principal activity of Diverse Capital is investment holding.

2.2       Information on Convention City
Convention City is a private limited company incorporated in Malaysia on 4 September 2012 under the Companies Act, 1965. The present authorised share capital of Convention City is RM5,000,000 comprising 5,000,000 ordinary shares of RM1.00 each. The present issued and paid-up share capital of Convention City after the subscription of shares by the parties is RM3,200,000 comprising 3,200,000 ordinary shares of RM1.00 each. Convention City is presently dormant with intended business of property development.

3.         SALIENT TERMS OF THE SHAREHOLDERS’ AGREEMENT
The salient terms of the Shareholders’ Agreement include, amongst other, the following:
(i)         The shareholding structure of Mah Sing and Diverse Capital in Convention City shall be maintained at all times in the proportion of 51%:49% respectively; and

(ii)        The number of directors of Convention City shall be not more than 5. Mah Sing and Diverse Capital shall have the power to appoint 3 and 2 board representatives respectively in Convention City and to remove and substitute any of their nominees so appointed.

Insofar as the Directors are aware, none of the Directors and/or major shareholders of Mah Sing and/or persons connected to them have any interests, direct or indirect, in the Subscription.

馬星首季淨利漲16%

大馬 業績出爐  2013-05-28 17:37
(吉隆坡28日訊)受營運賺幅走高及高產業遞交盈利帶動,馬星集團(MAHSING,8583,主板產業組)截至2013年3月31日止首季淨利按年上揚15.94%至6千947萬4千令吉,前期為5千992萬令吉。

不過,首季營業額報4億2千314萬3千令吉,卻比去年同期的4億5千777萬5千令吉營業額萎縮7.56%。

馬星董事經理兼首席執行員丹斯里梁海金透過文告說,集團在今年首3個月寫下7億4千960萬令吉產業銷售,符合全年30億令吉銷售目標的進度,持有35億5千萬令吉未入賬銷售也有助於維持未來盈利成長。

“集團淨負債目前只有0.19倍,內部現金高達8億2千200萬令吉,有利於集團繼續參與購地活動,首季淨利寫下16%成長,主要歸功於混合產業組合及高產業遞交盈利帶動產業業務營運賺幅上揚7.4%至23.3%。"

他表示,集團對產業發展計劃採取非常嚴謹和策略性的措施,確保產業推介規劃和時機被有系統地執行,即使同時進行多項發展計劃亦能保障現金流,這策略有助集團持續成長,並隨時為增購新地庫作準備。

2地庫發展總值達55億

另一方面,馬星集團今日也一口氣宣佈兩項地庫收購計劃,分別在柔佛依斯干達和吉隆坡收購兩塊地皮,合計成本高達4億3千851萬9千令吉。

該公司透過文告表示,柔佛新地庫大約35.26英畝,成本達3億6千555萬令吉,另一塊位於吉隆坡的新地庫則耗資7千280萬令吉,有關購地計劃志在填補集團地庫,支持更長期發展活動。

該公司亦說,預計上述兩塊新地庫潛在發展總值達55億令吉,集團將以早前附加股所得資金和銀行貸款融資上述收購。(星洲日報/財經)

依区甲洞购地皮 马星首季净利增16%

(吉隆坡28日讯)产业销售亮眼,马星集团(MahSing,8583,主板产业股)首季业绩报捷,净利年增16%,同时更宣布在依斯干达特区和吉隆坡甲洞收购两块土地。

马星集团今日发布截至3月31日首季业绩,净利按年增长16%至6950万令吉,产业营运盈利赚幅扬升7.4%至23.3%,因所推出计划综合各类产业,从中改善赚幅表现。

公司首季产业销售达7亿4960万令吉,相信可达全年30亿令吉的目标。

马星集团董事经理兼总执行长丹斯里梁海金今日也宣布两项新购地活动,包括在依斯干达特区推行Meridin@Senibong综合发展项目,并在吉隆坡甲洞策划LakevilleResidence住宅产业。

热区续购地

与此同时,马星集团在吉隆坡南部的Southville City也获批准,在南北大道离万宜出口的2.5公里远处建设交通枢纽,未来来往吉隆坡市中心仅需半小时车程。

“新购地皮和Southville City发展总值,达到70亿令吉。”

梁海金透露,目前公司有43项工程,尚有约264亿令吉发展总值和未入账销售,可激励未来7至8年的收益表现。

马星集团今年已宣布3项购地计划,包括上月在双溪毛糯的D'sara Sentral工程。

“我们一直积极在大吉隆坡、巴生谷、槟城、柔佛依斯干达特区和沙巴亚庇等地寻找策略收购机会,希望借此提高公司发展总值,同时也不断为现有工程增值,以符合市场需求。”

拥8.2亿现金负债0.19倍

截至3月31日,马星集团未入账销售约35亿5000万令吉,相等于去年同期产业发展业务营收的2.28倍。

“公司净负债率处于0.19倍的低水平,并坐拥8亿2200万令吉现金,未来可进行更多地库购买活动。”

梁海金表示,一些发展计划的预售活动甚至取得60%的认购率,也就是收支平衡的门槛,更巩固公司财力。

他强调,马星集团严谨及有策略地系统规划各发展项目的推介狮城,确保现金流的稳健,同时也能把握良好的购地机会。

“其中,我们在购地时能商谈更好的付款条件,以最新在依斯干达特区的购地活动为例,付款期限长达11个月。”

甲洞Lakeville Residence 明年推介瞄准小家庭

马星集团也将触角延伸至甲洞地区,以7280万令吉或每平方尺135令吉,收购12.38英亩土地。

该公司文告指出,这项计划将针对小型家庭目标群,推出总值11亿5000万令吉的服务式住宅计划,因为与湖毗邻取名Lakeville Residence。

离电动火车站700米

据了解,这向计划离华友花园(Taman Wahyu)电动火车(KTM)站只有700米远,距离吉隆坡市中心、满家乐(Mont Kiara)和八打灵再也仅有15分钟车程,交通方便。

“这项计划预计在3至4年内竣工,预先推介礼将落在明年上半年,我们将会提供950至1200平方尺的服务式公寓”

梁海金指出,上述土地可说是吉隆坡已发展地区的最后一块发展土地,并称周边如甲洞和士拉央地区大部分未较老旧的屋子,相信马星集团将有助注入新气象。

尤其是马星集团在士拉央的Perdana Residence2工程反应热烈,相信上述计划将能满足强劲的市场需求。

Meridin@Senibong发展总值43.5亿

马星集团以3亿6555万令吉,或相等于每平方尺238令吉的价格,在依斯干达特区收购占地35.26英亩土地。

有关地段将发展Meridin@Senibong综合计划,发展总值高达43亿5000万令吉。

文告指出,Meridin@Senibong位于柔佛海峡旁,可俯瞰新加坡,且毗邻澳洲Walker机构的SenibongCove、接近百万镇(Permas Jaya)。

文告说,该划包含服务式公寓、酒店或服务式套房、零售商场和商店街等。

“预计需时4至5年,将会在2014上半年举办预先推介(Soft Launch)。”

梁海金表示,马星集团自2000年来活跃于依斯干达特区,并取得亮眼的销售成绩,因此决定再下一城。

马星在本月11日,在The Meridin@Senibong(简称Meridin)短短5小时的独家预览时,总值2亿6100万令吉的套房和公寓单位被预购。

(吉隆坡29日訊)馬星集團(MAHSING,8583,主要板房產)放眼斥資1.9億令吉,將沙巴亞庇會展中心打造成發展總值介于14億令吉至20億令吉的“沙巴城中城”。

該公司文告指出,持股51%子公司會展中心發展私人有限公司與沙巴基金(Yayasan Sabah)簽署協議,以1億6300萬令吉發展8.33畝首發商業土地。

“公司亦另行投資2190萬令吉,收購1塊面積1畝包括建築物在內土地,整批面積9.33畝土地將發展為亞庇會展中心,總投資額1億8490萬令吉,相等于潛在發展總值的13%。”

未進賬銷量278億

馬星集團董事經理丹斯里梁海金指出,亞庇市中心土地得來不易,公司計劃打造為當地具代表性的地標,就像吉隆坡城中城一般。

他指出,子公司亦可行使另一選項,購買毗鄰面積5.95畝的土地,該土地發展總值高達6億令吉,將把包括亞庇會展中心在內的整項計劃發展總值提高至20億令吉。

“我們有可能會在2年內,以1億1700萬令吉購買該土地,進一步鞏固這項發展計劃,整體價格將會是發展總值20億令吉的15%。”

文告指出,亞庇會展中心將在未來4年至5年內大肆展開首階段項目,充分發展這個濱岸城市。

隨著馬星集團宣布這項計劃,目前該公司旗下共有44個項目,發展總值及未進賬銷量共和高達278億令吉。

股價受激勵漲14仙

馬星集團業績報捷並斥資4億令吉購地,今日股價受鼓舞勁漲,券商看好新地段位置理想,加上大選后購屋者重啟購屋計劃,該公司料大肆擴地庫。

業績及購地利好帶動,馬星集團今早開市微揚4仙至3.25令吉,早盤股價如平地起高樓,步步走高至3.38令吉,休市時稍回落至3.37令吉,漲16仙,成交量461萬9900股;閉市時,該股起14仙,掛3.35令吉,818萬7600股易手。

聯昌證券研究分析主管黃大任在報告中指出,首季淨利增長符合預期,尤其首季市場購興受大選不安籠罩,不少購屋者暫緩買房計劃,該公司仍錄7億5000萬令吉新銷量。

他預計,該公司料使用附加股籌資所得致力擴展地庫,今年將陸續展開多項策略投資,冀從中型資本股轉型追上現有兩大房地產業者UEM置地(UEMLAND,5148,主要板房產)及實達集團(SPSETIA,8664,主要板房產)。

“若以新銷量衡量,馬星集團已是國內僅次于實達集團的業者,隨著后者總執行長丹斯里劉啟盛可能將在明年初退下,馬星將成為投資者放眼發展商股項的另一最佳選擇。”

除了建議該股跑贏大市,目標價4.18令吉,該行亦建議風險胃納量較大投資者買進行使價2.38令吉,並在2018年4月到期的憑單。[中国报财经]

(I)        PROPOSED DEVELOPMENT OF A PARCEL OF PRIME LAND ALONG THE COASTAL HIGHWAY, ADJACENT TO THE UPCOMING SABAH INTERNATIONAL CONVENTION CENTRE IN KOTA KINABALU, SABAH MEASURING APPROXIMATELY 8.33 ACRES (“PARCEL A”) WITH AN OPTION TO DEVELOP ANOTHER 5.95 ACRES, BY MAH SING’S SUBSIDIARY, CONVENTION CITY DEVELOPMENT SDN BHD AND YAYASAN SABAH FOR A CASH CONSIDERATION OF RM163 MILLION; AND

The Board of Directors of Mah Sing (“Board”) wishes to announce that its subsidiary, Convention City Development Sdn Bhd (“Convention City”), had on 29 May 2013, entered into a Development Agreement (“DA”) with Yayasan Sabah (“Yayasan Sabah” or “Landowner”) for the proposed development of a parcel of prime land measuring approximately 8.33 acres (approximately 362,855 square feet) (“Parcel A”) forming part of all that piece of master land held under title no. 016290976 in the locality of Tanjung Lipat, District of Kota Kinabalu, Negeri Sabah (“Proposed Development”). Under the terms of the DA, Yayasan Sabah agrees to grant an exclusive right to Convention City to develop Parcel A for a cash consideration of RM163 million.

Convention City has also been granted an exclusive option to develop 2 parcels of adjacent land with a total land area measuring approximately 5.95 acres (“Option Land”) at an entitlement price of RM117 million. The option is exercisable by Convention City within 2 years from the date the Landowner procures the separate issue document of title to the Option Land.

On the same date, Convention City also entered into a sale and purchase agreement (“SPA”) with Sasinma Sdn Bhd (“Sasinma” or “Vendor”) for the proposed acquisition of all that piece of prime land contiguous to Parcel A measuring approximately 1 acre (approximately 43,560 square feet) with buildings erected thereon held under Town Lease No. 017517127, in the locality of Tanjung Lipat, District of Kota Kinabalu, Negeri Sabah (“Parcel B”) for a cash consideration of RM21,900,000 (“Proposed Acquisition”).

潜在发展总值20亿 马星打造亚庇会展城

(吉隆坡29日讯)继昨天宣布收购两地段,马星集团(MahSing,8583,主板产业股)今天再宣布将在沙巴打造亚庇会展城(KKCC),潜在发展总值可达20亿令吉。

该公司发表文告说,亚庇会展城靠近沙巴国际会展中心(SICC),距离沙巴州行政中心仅5公里。

“这个世界级海滨综合发展项目,发展地段共9.33英亩,将集合优质生活方式住宅、商用以及旅游中心。”

文告说,这项计划发展总值估计为14亿令吉,首期工程预计耗时4至5年。

马星集团是通过持股51%子公司———会展城市发展私人有限公司沙巴基金(Yayasan Sabah)签署发展协议,取得8.33英亩的黄金商业地段发展权,代价是1亿8490万令吉。

2190万购毗邻地皮

该公司也以2190万令吉,向Sasinma私人有限公司收购毗邻1英亩地皮。

另外,马星集团也享有毗邻5.95英亩地段的认购权,发展总值或因而额外增加6亿令吉,把亚庇会议城的发展总值推高至20亿令吉。

马星集团董事经理丹斯里梁海金说:“我们可能在地契文件发出后的2年内,行使上述权利,代价为1亿1700万令吉。”

约2亿分42月付款

马星集团与沙巴基金签约时,只需先付100万令吉,余额将在至少3年半内(42个月内),分4个阶段支付。

换言之,马星集团共投资1亿8490万令吉,购入9.33英亩地皮,相等于潜在发展总值约13.2%,并将在未来42个月内付款。

“此举将为亚庇会展城项目提供进一步上升的空间,假如我们行使选择权,两个阶段所付出的土地代价,只占20亿令吉潜在发展总值约15%。”

加入上述收购活动,目前马星集团手头上共有44个项目,剩余发展总值与未入账销售共达278亿令吉。

梁海金说,亚庇心脏地带的黄金地段不可多得,并信心满满这这肯定是一项影响深远的项目。

“我们要该把它打造成标志性的海滨发展;例如吉隆坡会议中心是吉隆坡的地标,那么亚庇会展城将成为亚庇的地标。”

让他感到欣慰的是,马星的品牌、执行力及发展标志性项目的记录获得认定,促成与沙巴基金的这项合作。

沙巴经济提振产业

马星集团乐观看待沙巴产业市场,因为过去几年来,原产品价格高涨大大提振了当地的经济发展。

在2009年至2012年期间,沙巴的家庭收入增加了29.4%,平均每年增长8.6%。

除了中央政府在第十大马计划下,拨款248亿令吉推行多个发展项目之外,沙巴的启动计划(EPP)放眼在2020年吸引775亿令吉投资,预计国民总收入可增加355亿令吉,以及制造14万个就业机会。

梁海金表示,从沙巴发展走廊(SDC)推出至去年12月杪,共吸引了1140亿令吉投资,而且服务业的新投资仍持续增长,特别是旅游与房地产行业。

另外,马来西亚房地产发展商会(REHDA)依目前至2015年的全国家庭组成预计,沙巴的房屋需求将按年平均增加2.2%。

2 天推3计划 马星集团30亿销售可期

(吉隆坡31日讯)马星集团(MahSing,8583,主板产业股)两天内在依斯干达特区、吉隆坡甲洞和沙巴亚庇3个热点推出新发展计划,获券商一片唱好,并看好全年30亿令吉的销售目标有望“超标”。

马星集团好消息接二连三,截至3月31日首季,净利年增16%至6950万令吉,并宣布在依斯干达特区和吉隆坡甲洞购入两块土地,分别进行Meridin@Senibong综合发展项目和Lakeville Residence住宅产业计划。

隔日,公司再宣布于沙巴打造亚庇会展城(KKCC),加上4月在双溪毛糯的D'sara Sentral工程,马星集团今年已宣布4项购地计划,将地库发展总值提高77亿令吉,超越原本所设下的55亿令吉目标。

将上述利好因素纳入考量后,肯纳格投资研究连续两日上调目标价格,从2.76令吉上修至3.65令吉。

“马星集团在柔佛的产业工程已提高至66亿令吉,而2013财年的销售目标则为30亿令吉。我们相信在当地强劲需求激励下,有助该集团守住此销售目标,甚至超越预期。”

净利预估上修

亚庇方面,马星集团早前推介的Sutera Avenue计划获热烈回响,分析员普遍相信,亚庇会展城将取得不俗成绩。

达证券表示,亚庇会展城将在2015财年开始作出贡献,在假设税前盈利赚幅20%的前提下,预计该财年收益将微幅增长0.3%。

马银行投资研究日前在报告中已指出,柔佛和甲洞的新购土地价钱合理、并位居策略地点,有望激励未来销售表现,因此将2013至2015财年的净利预估,分别上调0.2%、0.4%和8.1%。

该行将亚庇发展计划纳入考量后,宣布再将2015财年净利预估提高0.5%,并将目标价格调高4仙至3.89令吉。

购地价格合理

其中,Meridin@Senibong土地成本为每平方尺238令吉,较丽阳机构(TROP,5407,主板产业股)早前的250令吉构架来得低。

“Lakeville住宅产业的土地成本为7300万令吉,仅占发展总值的6.3%;周边公寓叫价已达每平方尺500至6000令吉,相信此计划的533令吉平均销售价可期。”[南洋网财经]

马星否认武吉佳乐公园购地

(吉隆坡17日讯)马星集团(MahSing,8583,主板产业股)否认将在武吉佳乐公园(Bukit Kiara Park)购地,宣称此说法纯属谣言。

马星集团董事经理兼总执行长丹斯里梁海金说:“我们一直探讨任何地点,在很多地点都有购地献议,这是我们需进行部分工作。”

梁海金说,该集团所进行的任何购地献议,都可能会无法完成。

市场早前盛传,马星集团即将完成一项在武吉佳乐公园收购4.85公顷土地的交易,惟消息缺乏交易细节与价值。

传发展综合产业但消息披露,该公司计划在有关土地上发展一项综合型产业计划。

据报道,吉隆坡市政厅(DBKL)去年接获高庭指令,以将该占地武吉佳乐公园(总面积171公顷)的其中25公顷土地,分隔给成功机构(BjCorp,3395,主板贸服股)。

同时,成功机构也同意将其中4.85公顷土地归还给吉隆坡市政厅,后者则建议前者在其发展计划加入医院、社区设备或一所国际学校。

不过,武吉佳乐居民却呼吁吉隆坡市政厅向成功机构收购有关土地,以恢复成原来的公共公园。[南洋网财经]

The Board of Directors of Mah Sing Group Berhad (“Mah Sing”) wishes to announce that Mah Sing had on 18 June 2013 acquired the entire issued and paid-up share capital of Tanda Klasik Development Sdn Bhd (“Tanda Klasik”), a private limited company incorporated in Malaysia under the Companies Act, 1965 on 1 April 2013, with an authorised share capital of RM100,000.00 comprising 100,000 ordinary shares of RM1.00 each, of which 2 ordinary shares of RM1.00 each have been issued and fully paid-up, for cash consideration of RM2.00 (“Acquisition”).

Pursuant to the Acquisition, Tanda Klasik becomes a wholly-owned subsidiary of Mah Sing. Tanda Klasik is presently dormant. The Acquisition is to provide Mah Sing with a dormant company intended for future expansion of its core business in property development.

None of the Directors and/or substantial shareholders of Mah Sing and persons connected to them have any interests, direct or indirect, in the Acquisition.

Holders of Mah Sing’s Warrants (“Warrant Holders”) who wish to be entitled to the Bonus Issue shall exercise their rights to subscribe for new Mah Sing Shares by lodging their duly completed exercise forms together with the relevant subscription monies with Mah Sing’s Share Registrar (at the address stated above) on or before 5.00 p.m. on 26 June 2013. This is to enable the new Mah Sing Shares arising from such exercise to be allotted to the respective Warrant Holders such that their names will appear in the Record of Depositors for Mah Sing Shares at 5.00 p.m. on the Entitlement Date.

Effective on 5 July 2013 (being 1 market day before the Entitlement Date), the number of outstanding Warrants and the exercise price for such Warrants shall be adjusted in accordance with the provisions under the Deed Poll (“Adjustments”). Warrant Holders whose names appear in the Record of Depositors for Warrants at 5.00 p.m. on 8 July 2013 (being the Entitlement Date) will be entitled to receive the additional Warrants arising from the Adjustments.
